As a private lender, you can lend to anyone in your social circle. I have a very small amount in P2P…I’m at around 6.3% It’s okay but I don’t know how liquid it is and it still is relatively new…I’d prefer investing in the stock market.
What I find most interesting is the fact that I had never considered options like LendingTree or realityshares for other income sources. Investing in property has been too much of bad luck for people that I know personally, so I am interesting in getting involved in a situation where I would have to be dealing with maintenance issues or tenants. There are services for you to do that, but I had not come across any that didn’t eat most if not all of the earnings. Then again, I live in the NY area. The real value of a building lies in the tenant. If you’re the tenant and you’re a good tenant, you might as well be the owner, otherwise, you’re giving that benefit away to someone else. A few years back we bought most of our buildings from other owners after renting from them for many years. Our approach to the building owners was, “We want to own our own offices, we are willing to pay you a fair price for the building, but if you won’t sell, we’ll buy somewhere else and move. 4/5 sold to us, the one that wouldn’t sell, we decided to buy a new office building and moved. Owning your own office is typically a very safe and very good investment if bought at a fair market value and assuming you are planning on staying put at least 5+ years. If you are trying to buy the office from your current landlord, I think a fair price is somewhere between the value of a vacant office building and the value of a stable physician occupied office with a long-term lease.

Yes, even once you have created your passive income machine, it still needs some attention. Just like a car, it needs to be maintained.  Granted you won’t need to spend 40+ hours a week on it, but spending a few hours a week or even a month will still be necessary to manage your business.  Continue to watch your cash flow, reinvest some of it in your business, and enjoy the rest!  Managing your business will help you keep the passive income machine running.


Why did P2P lending get a liquidity ranking of 6? It is quite possibly the most illiquid investment option you listed. You said you rank liquidity by “difficulty level of withdrawing your money without a massive penalty”, and for Lending Club notes, it’s not only difficult and extremely time consuming to sell all of your notes in their super illiquid market, but you would have to sell your notes at large losses to hope to get others interested in buying your notes. On top of that, it is impossible to withdraw your money any other way other than just waiting for interest/principal to pay off every month until maturity in 3 to 5 years. You can’t just one day tell Lending Club “I want to quit, please give me my money back.” One can even argue that it is less difficult to sell a home (in order to “withdraw” the money invested) than to withdraw all of their money from a P2P loan portfolio because it is very possible to sell a home before 3 to 5 years.

If you’re a retired or disabled farmer, you’re treated as materially participating in a farming activity if you materially participated for 5 or more of the 8 years before your retirement or disability. Similarly, if you’re a surviving spouse of a farmer, you’re treated as materially participating in a farming activity if the real property used in the activity meets the estate tax rules for special valuation of farm property passed from a qualifying decedent, and you actively manage the farm.

Domain names cannot be replicated. If one is taken, the only recourse would be to approach the owner to discuss a sale. While there are other variations you could choose, sometimes owning a certain domain (especially if it is attached to your business) can be worth the premium. Often, people will scout out domain names that are still available, buy them, and then sit on them in order to sell them down the road. Depending on who may want the domain down the road, you could sell it for a large markup.
Peer-to-peer lending means loaning money to other people. Specifically, you lend money to people who don’t qualify for traditional financing. Companies like Lending Club and Prosper offer returns in the range of 4-10%, which are a lot higher than a typical saving account. You could also make some passive income with medium involvement by investing in dividend stocks. This means you buy stocks that pay out dividends. You’ll have to do your research to find the best dividend stocks. That way, you can ensure that your dividend payouts will last for a while. Similarly, you could simply open a high yield savings account or build a CD ladder. The new rules may not impact you much unless you have a sizeable passive investment portfolio in your corporation. This is down from over 60% when I ramped up to take advantage of the March 2009 lows.
The main idea behind the new passive income rules is to create a system that taxes businesses proportionally to their overall size and income amount. What is passive income?  It is income that is not generated from your day job.  Any net gain at the end of the year is taxed at ordinary income tax rates.  The additional downside: if the rental property generates a loss, you are not able to offset passive losses with ordinary income i.e., wages.  The passive losses can only be used to offset passive income.
Real estate investors don’t get to enjoy that lower qualified dividends rate on their passive income, but they get something almost as good- depreciation. Now I’m of the school of thought that you get to take depreciation mostly because buildings and appliances really do depreciate, but even so, it gets pretty favorable tax treatment, particularly for a high earner. Depreciating your property allows you to defer taxes on them until you sell the property and the depreciation is recaptured. That deferral by itself is very useful, particularly if it allows you to defer it until such a time as you are in a lower bracket. You can also avoid that recapture completely by doing 1031 exchanges from one property to another until the owner dies and gets that step-up in basis at death. But wait, there’s more. That recapture tax rate maxes out at 25%, even if you’re in the 39.6% tax bracket.
Under the new rule, the SBD Limit will be reduced by $5 for each $1 of AAII that exceeds $50,000 and will reach zero once $150,000 of AAII is earned in a year. In practical terms, this means that if your CCPC has at least $50,000 of AAII in 2018, then in 2019 some (or all) of the income that would have qualified for the low SBD corporate tax rate (e.g. 12.5 per cent for Ontario in 2019) would be taxed at the higher, general corporate tax rate (26.5 per cent in Ontario).
Speaking from our own experience, you can’t be a passive McDonald’s franchisee. Every McDonald’s potential franchisee will need to complete at least thousands of hours of training before he/she would be approved to acquire a franchise and only if he/she has the financial resources to acquire a franchise. It could take years before one would get a single store franchise. Until the franchisee eventually has acquired multiple stores and established his/her own management team, the franchisee would have to put his/her nose to the grindstone and work his/her ass off every day. I won’t call it a passive investment by any stretch of imagination.
