1. The batting cage idea is very risky. I’ve seen many of them close over the years and it is not anything close to passive income if you want to keep the business going. You have to continually promote it and target youth leagues, coaches, schools etc to catch all of the new players who grow up and want to play. I’ve played at probably 8 batting cages over the years and 7 of them closed.

It is helpful to have an understanding of the bigger tax items – basis and depreciation.  Basis is the cost or purchase price of the property minus the value of the land (note: you cannot depreciate land).  The depreciation deduction you can take on residential real estate per year is the basis (cost less land) divided by 27.5.  Depreciation is a great tax deduction you can take every year but will affect your gain or loss when you sell the property.

The K-1 stated that the income was from a trade or business and included self-employment tax. In theory, even if the PM stopped working the property, if a tenant stayed there forever and kept sending money, you get income with no work. Not all that realistic for you to never be involved, and most certainly to succeed without a PM, but taxes assume it’s possible. Work has to continue to happen with a business for it to make income, therefore it’s active.

The biggest surprise is real estate being second to last on my Passive Income Ranking List because I’ve written that real estate is my favorite investment class to build wealth. Physical real estate doesn’t stack up well against the other passive income sources due to the lack of liquidity and constant maintenance of tenants and property. The returns can be huge due to rising rental income AND principal over time, much like dividend investing. If you are a “proactive passive income earner” like myself, then real estate is great.
Pursuing passive income can be the right move for you, especially if you just need some extra cash to pay off debts. It’s important, though, that you find the right side hustle for you and your lifestyle. There’s no point in creating passive income if it’s not passive at all. Decide how much time and money you have to spare. Then choose the passive income venture that will prove most worthwhile.

They are both very different rankings. “Top Grossing” is what you use to study what is making the most money. “Top Paid” is more so for trending. More downloads doesn’t necessarily mean more revenue. Personally, I study both. However, “Top Grossing” is better at giving you an idea of revenue potential.

One great way to generate a passive income is through affiliate marketing. Now, this does depend on the size of your list. Yes, size matters when it comes to your list. Especially if you're looking to make some serious money and do it on autopilot. But, list-building takes time. It doesn't happen overnight. And you need to add value to your list or you become obsolete.
