Portfolio income is income generated from selling an asset, and if you sell that asset for a higher price than what you paid for it originally, you will have a gain. Depending on the holding period of the asset, and other factors, that gain might be taxed at ordinary income tax rates or capital gains tax rates. Interest and dividends are other examples of portfolio income.
Qualified dividends are taxed the same as long-term capital gains. In 2018, you can earn up to $38,600 in ordinary income without being taxed on long-term capital gains or qualified dividends. If you earn between $38,600 and $425,800 in ordinary income, your long-term capital gains tax rate is 15 percent, which would also apply to qualified dividends. If you make more than $425,800, the rate is 20 percent.

This shouldn’t be a surprise. I mean, when I speak to groups and ask how many docs in the room would cut their hours/shifts/call etc if their finances allow it and they all raise their hand. So taking a group of docs who not only have their financial ducks in a row, but also have a side income and pursuit already, why would they be working full-time?
Making legitimate passive income isn’t as difficult as you might think. Some of the best passive income ideas might take a little time to set up but can start cash flowing within a couple of months and will provide a consistent monthly income for years or more. The most important point is just to get started. You make exactly $0 on the passive income sources you never start.

A few years back we bought most of our buildings from other owners after renting from them for many years. Our approach to the building owners was, “We want to own our own offices, we are willing to pay you a fair price for the building, but if you won’t sell, we’ll buy somewhere else and move. 4/5 sold to us, the one that wouldn’t sell, we decided to buy a new office building and moved. Owning your own office is typically a very safe and very good investment if bought at a fair market value and assuming you are planning on staying put at least 5+ years. If you are trying to buy the office from your current landlord, I think a fair price is somewhere between the value of a vacant office building and the value of a stable physician occupied office with a long-term lease.

Under the new rule, the SBD Limit will be reduced by $5 for each $1 of AAII that exceeds $50,000 and will reach zero once $150,000 of AAII is earned in a year. What about getting hit with AMT (Alternative Minimum Tax) in cases your passive income / capital gains are too high? I’m not that familiar with the details of AMT, but I got hit with AMT one time due to an “exercise and hold” of ISOs (stock options). My CPA explained it’s another method of calculating my tax liability, and in cases I gain too much capital gains, the IRS may treat and tax them as ordinary income.

This is a very passive way of generating income, but the catch is that you need a lot of money to build this passive income machine.  For example, you find a combination of dividend producing stocks & bonds (this also can be done with CD’s (and other cash equivalents) that you are comfortable with, the yield (or passive income) generated on the portfolio is 5%.  In order to generate $50,000 a year in passive (dividend) income you would need $1,000,000 in your account.  (CDs are FDIC insured up to $250,000 per depositor per insured depository institution.)


The more I deal with ungrateful patients and have to be away from my family due to work, the more I become a huge fan of passive income. Every 6 months when I get a check for my UpToDate sections I worked on 4-5 years ago that only require periodic minor updates, I’m always reminded how nice passive income is. Rental properties are great too, but I completely agree that you must do your homework. There are a lot of bad rental properties that will not only fail to provide passive income, but can cost a great deal out of your own pocket.

Build an investment portfolio that pays out dividends (Stocks / Bonds / Mutual Funds). Dividends are payouts that companies give to their investors as a portion of their earnings. They’re often paid out quarterly. If you’ve already got an investment portfolio, it’s time to take a good look at which stocks, bonds, or mutual funds you own. You’ll see consistent returns from the ones that pay dividends. This is a fantastic way to earn passive income. Invest once and watch the returns pile up.
The reason I consider dividends artificial and believe they don’t matter is because you can just as easily reinvest your dividends. If a stock is worth $100/share, I don’t care if it issues a $1/share dividend or if the share price instead increases to $101/share – either way, I have the same amount of money, because there’s no difference to my net worth whether I take the dividend or sell part of a stock.

Special rules regarding passive activity losses were enacted in 1986 to limit the amount you could reduce your tax liability from passive income. This amount is phased out between $100,000 and $150,000. Other than this exception, you may only claim losses up the amount of income from the activity. Losses that can not be claimed are carried forward until the property is disposed of or there is adequate income to offset the loss. Real property and other types of investments, if they qualify, may also be used in a 1031 exchange to avoid paying taxes on the income from the sell of the property. This only applies if the proceeds from the sell are used to purchase a similar investment.
