In January 2018, I missed my chance of raising the rent on my new incoming tenants because it didn't come to mind until very late in the interview process. I didn't write about my previous tenant's sudden decision to move out in December 2017 after 1.5 years, because they provided a relatively seamless transition by introducing their longtime friends to replace them. In order to generate $10,000 in Net Operating Profit After Tax (NOPAT) through a rental property, you must own a $50,000 property with an unheard of 20% net rental yield, a $100,000 property with a rare 10% net rental yield, or a more realistic $200,000 property with a 5% net rental yield. When I say net rental yield, I’m talking about rental income minus all expenses, including a mortgage, operating expenses, insurance, and property taxes.

Until the franchisee eventually has acquired multiple stores and established his/her own management team, the franchisee would have to put his/her nose to the grindstone and work his/her ass off every day. I've now only got an SF rental condo and a Lake Tahoe vacation rental in my real-estate-rental portfolio. Although I miss my old house, I certainly don't miss paying $23,000 a year in property taxes and another mortgage, and dealing with leaks and managing terrible tenants. I drove by the other day and couldn't believe how much noisier and busier the street was than where I currently live. I wouldn't be comfortable raising my son there.

You’re personally liable for a mortgage, but you separately obtain insurance to compensate you for any payments you must actually make because of your personal liability. You’re considered at risk only to the extent of the uninsured portion of the personal liability to which you’re exposed. You can include in the amount you have at risk the amount of any premium which you paid from your personal assets for the insurance. However, if you obtain casualty insurance or insurance protecting yourself against tort liability, it doesn’t affect the amount you are otherwise considered to have at risk.

Don’t be discouraged if you do. This is the best way to see and know if that idea is making money. If your app idea is ranked in the top grossing, even better. Do you see less than 5 version of that app idea? Then you have a good shot in this market!

When I did her recent tax return she had $45,000 in passive losses from the rentals and $35,000 in income from her S-Corporation. I called her and found out how many hours she had only worked for three months in her S-Corp, which was less than 500/750 hours per year.  I changed the nature of the income from the S-Corporation to passive, thereby eating up the passive losses from the rental.

By its broadest definition, passive income would include nearly all investment income, including interest, dividends, and capital gains. What most people are referring to when they talk about passive income is income that comes from what the IRS calls a passive activity.
The IRS gives more specific limitations as to what it means by “material” participation. For one, it includes if you worked at least 500 hours in a year on the project or more than 100 hours when no one else works more than you. Additionally, if you do at least almost all of the work in an activity, it’s considered material involvement. Even the combination of your work in multiple significant participation activities (SPAs), if it exceeds 500 hours, counts as material participation. There are a few more criteria that would qualify a project as material. You only need to meet one to qualify.
Active participation depends on all the facts and circumstances. Factors that indicate active participation include making decisions involving the operation or management of the activity, performing services for the activity, and hiring and discharging employees. Factors that indicate a lack of active participation include lack of control in managing and operating the activity, having authority only to discharge the manager of the activity, and having a manager of the activity who is an independent contractor rather than an employee.

What are your thoughts on an Immediate Annuity as a passive income vehicle? I suppose it’s not a great investment since you never get your principal back, but the risk is zero and the cash flow is fairly good, approaching 6% currently. And, since you are guaranteed payments for life, you may not care that you never see your principal again anyway since you’ll be dead!
REITs provide an easy way to get real estate exposure in your portfolio but it is crucial that you avoid asset class overlap.  Since many stock and index funds include REIT companies, having a separate allocation to REITs in a portfolio may create double counting.  Certain fund managers strip out REIT companies from their equity investments to avoid this issue.  One example is Dimensional Fund Advisors.  For those who want real estate exposure without the hassle of being a landlord, purchasing REITs may be the way to go.

When money is lent to a partnership or S-corporation acting as a pass-through entity (essentially a business that is designed to reduce the effects of double taxation) by that entity’s owner, the interest income on that loan to the portfolio income can qualify as passive income. As the IRS language reads: "Certain self-charged interest income or deductions may be treated as passive activity gross income or passive activity deductions if the loan proceeds are used in a passive activity."
One side note worth highlighting here – it is a common misconception that passive investment income earned within a corporation can be taxed at the lower small business tax rate. This is incorrect as passive income is generally taxed at about the same rate (over 50%), whether earned inside or outside a corporation, so there is no real benefit, per se, from earning investment income in a corporation. Rather, the advantage is that the corporate entrepreneur is able to temporarily invest the amount of taxes deferred by delaying the withdrawal of funds from his/her company.
I’m not sure they’re screwed. They’re playing by the same rules as the rest of us. We can all become a capitalist just like you and I are doing. In fact, that’s really the goal for most of us- get to a position where our capital can support us. If they have a particularly low income, they’re not paying income taxes anyway (see famous 47% comment which as near as I can tell was true of federal income taxes and will continue to be true, although perhaps with a slightly different number, under the proposed House plan.)
One great way to generate a passive income is through affiliate marketing. Now, this does depend on the size of your list. Yes, size matters when it comes to your list. Especially if you're looking to make some serious money and do it on autopilot. But, list-building takes time. It doesn't happen overnight. And you need to add value to your list or you become obsolete.
