In addition, any prior year unallowed passive activity credits from a former passive activity offset the allocable part of your current year tax liability. The allocable part of your current year tax liability is that part of this year's tax liability that‘s allocable to the current year net income from the former passive activity. Great post. Fortunately I learned pretty early on that our whole tax system is set up to provide greater advantages to those earning passive income. Meanwhile, the majority of the workers in the country continue to trade their precious time for a paycheck, and then get screwed through additional taxation on that money. In 2012, even I wrote a 150-page eBook about severance package negotiations that still regularly sells about ~35 copies a month at $85 each (2nd edition for 2017) without any effort. In order to generate $2,975 a month or $35,700 a year in passive income as I do now, I would need to invest $892,500 in something that generates a 4% yield! To earn $10,000 a year in passive income would therefore need roughly $250,000 in capital.

This is certainly not in my wheelhouse, but time and again people have been able to make a lot of money from creating and selling an app.  You can offer the app for free to users, and if enough people use it you can then charge for businesses to advertise (just like #5) with you.  You can also offer a version of the app that has no advertisements, but the user must pay a nominal fee to have this version.  Either way once you have created the app and it is in the marketplace, it has a ton of potential to generate passive income.  Depending on the app, you could also be bought out by a larger company and given a lump sum to walk away.  This happened to Garret & Jessica Gee.  Garret developed an app that was eventually sold to Snapchat for $54 Million!

For this purpose, a rental activity is an activity from which you receive income mainly for the use of tangible property, rather than for services. But when so many turn down leasing one and one-half acre for one Wind Turbine for each 80 acres, that lease certainly does not materially affect the rest of the Farm or Ranch grazing pasture and the lease pays much more than the farm crow or grazing pasture lease, just because some lawyer said the lease was too long: 30 years plus 30 year option = 60 years, and the wind turbine company has selling production/electricity contracts for the next 150 years – which is needed to obtain financing!
This is important to understand this because it is a difference of how you spend your time. No-joke big-time investors make money in their sleep without putting in any effort because they invest in passive income investments. If you are putting in effort, while you might be making bank and doing great at it, you are working. You are making a lot of income because you are rocking out a J-O-B. The no-joke big-time investors, if you’ll notice, also put in a lot of effort but their effort is not on what is currently making them income, it is on finding the next thing that will provide them more income!

The big difference in Real Estate is leverage which can be either good or bad depending on your timing and wiliness to stay long term and ride out the dips. Think about having one million dollars in single family California Real Estate in 2012, in November 2013 it’s now worth 30-50% more, timing is important but staying in the game long term is what it’s about.
Great argument for passive income but want more meat on the bone on “passive income” information. We all feel screwed by the progressive tax system. Most of us probably think our dividends and cap gains are passive. True, but the real wealth, sans ceiling, resides within more risky ventures like entrepreneurship and real estate. While appealing, I’m too busy for all that at the level I need to be for success. It took me 2 years (starting with your blog) of reading financial books and blogs before I was ready to DIY invest. Several years, 2 kids and a slamming practice later, I just don’t have the time to read up on other passive avenues. Plus, I’m pretty content with my dividend and cap gains (while they last) and would rather see patients than take a call about a rental house. Maybe when the kids grow up a bit and I scale my practice back, your ideas will fall in more fertile soil. Until then, I look forward to future posts and comments.

​Self Publishing is mainstream today. When you purchase an eBook off of Amazon there’s a pretty good chance you’re buying a self-published book. Self-publishing is also ridiculously easy. I tried this a few years ago and couldn’t believe how simple the process was. To self-publish a book you’ll first need to write and edit it, create a cover, and then upload to a program such as Amazon’s Kindle Direct Publishing. Don’t expect instant success though. There will need to be a lot of upfront marketing before you can turn this into a passive income stream.
