I’m not sure they’re screwed. They’re playing by the same rules as the rest of us. We can all become a capitalist just like you and I are doing. In fact, that’s really the goal for most of us- get to a position where our capital can support us. If they have a particularly low income, they’re not paying income taxes anyway (see famous 47% comment which as near as I can tell was true of federal income taxes and will continue to be true, although perhaps with a slightly different number, under the proposed House plan.)
This one is for people who want to work hard but make significant money online. Online learning courses have become very popular on the web, and you can find a lot of Youtube who starts selling courses in their field. It depends on the knowledge you have. If you have an extensive knowledge in Financial Education, then go and open a course. If you are a book bike rider, you can make a course about riding a bike and earn a significant passive income from that.
In order for you to make the kind of passive income you would like you need to make sure the market segment you want to help has critical mass. If you have the best widget in the world, but only 14 people need or want it, then you don’t have a viable business. The great article 1,000 True Fans, by Kevin Kelly, cofounder of Wired Research, talks about if you have 1,000 people who are your customer, each paying you $100 a year, you now have $100,000 a year of passive income. The point is that you don’t need to serve the entire human population, just enough to have critical mass.
Fulfillment by Amazon (FBA) is another model that has been gaining popularity in recent months. The major difference from the model that I described above is that instead of shipping it to a warehouse, you ship it directly to Amazon. For a cut of the money on each sale (and they also charge storage costs), they package it all up and send out your order. You make less money than doing it yourself, however once set up, it does have the hands-off factor going for it.
Well written piece, but I question the core premise. Why the fascination with maximizing “income” (passive or otherwise). Shouldn’t the goal simply be to maximize long-term after tax growth of your entire portfolio? If this takes the form of dividend paying stocks, so be it. But what if small caps are poised to outperform? What if you want to take Buffet’s or Bogle’s advice and just buy a broad market index like the S&P 500, (no matter what the dividend because you’ll just have it automatically reinvested to avoid the transaction fees).
If you make the choice, it is binding for the tax year you make it and for any later year that you are a real estate professional. This is true even if you aren’t a real estate professional in any intervening year. (For that year, the exception for real estate professionals won’t apply in determining whether your activity is subject to the passive activity rules.)
With $200,000 a year in passive income, I would have enough income to provide for a family of up to four in San Francisco, given we bought a modest home in 2014. In order to generate $10,000 in Net Operating Profit After Tax (NOPAT) through a rental property, you must own a $50,000 property with an unheard of 20% net rental yield, a $100,000 property with a rare 10% net rental yield, or a more realistic $200,000 property with a 5% net rental yield. But let’s bring them back now. Ok, how do those relate to lifestyle design? Well, I’m assuming we have established that your personal lifestyle design does not involve working, correct? Do you remember which kind of income requires you to work for it? Active income. So then for complete lifestyle design, do you want to have to rely on any active income? No. You only want passive income because passive income doesn’t require much, if any, work on your part. Then you are free to travel or play or watch TV all you want.
You’re personally liable for a mortgage, but you separately obtain insurance to compensate you for any payments you must actually make because of your personal liability. You’re considered at risk only to the extent of the uninsured portion of the personal liability to which you’re exposed. You can include in the amount you have at risk the amount of any premium which you paid from your personal assets for the insurance. Mike, I don’t consider the income from FS to be passive, as I’m spending time commenting to you right now. But since 75% of my traffic comes from search, the most traffic I would probably lose is 25% for probably a year. And then my search word rankings would probably slowly fade given frequency of posting new content is one of the search algo variables.
Real estate investment trusts (REITs) are another passive investment option for investors who aren't interested in dealing with the day-to-day burden of managing a property. One of the main advantages of a REIT is that they pay out 90% of their taxable income as dividends to investors. There is a downside, however, since dividends are taxed as ordinary income. That may be problematic for an investor who's in higher a tax bracket.
Perhaps a coworker purposefully tries to make your life miserable because they resent your success. Good suggestions. I have many of these. One word about the “app” idea. I had a great idea related to personal taxes that I tried to get off the ground with my accountant as a partner. I would say it’s difficult to do this unless you have a coder on your team. Hiring someone is not really viable financially unless the app is simple. When we finally got the quote for a coder to write what we wanted (and after doing lots of mock ups ourselves and getting a demo for investors) the estimate was about 750k just to really get started.
Also, financial freedom is different for every person – that’s where lifestyle design comes in. If you determine that you need $4,000 or $8,000/month (your financial limit, as you called it) to allow you to never have to work again and live the kind of life you want, then you have achieved financial freedom through lifestyle design when your passive investments produce that income. It’s a very straight forward concept, and tons of investors have proved it’s doable.
In a worst-case scenario, a complete loss of the SBD, which would only occur when the AAII is greater than $150,000, means that $500,000 of income that would have been taxed at the low rate of, say 12.5 per cent in Ontario in 2019, would be taxed at the higher, general rate of 26.5 per cent. That difference, representing 14 per cent, translates to $70,000 less to invest, which can make a big difference with years of investing.

I have a total of three CDs left. There is no way in hell I’m selling them after holding them for 4+ years so far to take the penalty. The CDs are for 7 years. That would be completely counterproductive. As a result, I feel very stuck with ever getting my CD money back if I wanted to. If the CDs were for just 1 or 2 years, I agree, it doesn’t matter as much. But combine a 7 year term with 4%+ interest is too painful to give up.
Another way to obtain real estate exposure in your portfolio is through the purchase of Real Estate Investment Trusts or REITs. A REIT is a company that owns or finances income- producing real estate. REITs are usually structured as a mutual fund so you can purchase REITs on major stock exchanges and offer several benefits such as real estate exposure, diversification, low correlation with financial assets, and potentially higher income than regular equities.
Rental properties are defined as passive income with a couple of exceptions. If you’re a real estate professional, any rental income you’re making counts as active income. If you’re "self-renting," meaning that you own a space and are renting it out to a corporation or partnership where you conduct business, that does not constitute passive income unless that lease had been signed before 1988, in which case you’ve been grandfathered into having that income being defined as passive. According to the IRS, "it does not matter whether or not the use is under a lease, a service contract, or some other arrangement."
In 2012, even I wrote a 150-page eBook about severance package negotiations that still regularly sells about ~35 copies a month at $85 each (2nd edition for 2017) without any effort. In order to generate $2,975 a month or $35,700 a year in passive income as I do now, I would need to invest $892,500 in something that generates a 4% yield! To earn $10,000 a year in passive income would therefore need roughly $250,000 in capital.

Real-estate crowdfunding ($9,600 a year): Once I sold my SF rental, it was natural to reinvest some of the proceeds into real-estate crowdfunding to keep sector exposure. I didn't invest a lot in some of my favorite real-estate investment trusts because I felt a rising interest-rate environment would be a stronger headwind for REITs. But if I could be more surgical with my real-estate investments by identifying specific investments in stronger employment-growth markets, I thought I could do better.
Real estate investments generally are considered passive income – unlike income from a job, which is considered active – because revenue is generated from the money you invested rather than from the work that you do. You have to pay taxes on your income regardless of whether it's active or passive. Money earned from real estate investing is reported on the Schedule E form and gets carried forward to line 17 of your 1040 tax return. It's then included with your other income and is subject to regular taxes.
