In theory, even if the PM stopped working the property, if a tenant stayed there forever and kept sending money, you get income with no work. Not all that realistic for you to never be involved, and most certainly to succeed without a PM, but taxes assume it’s possible. Work has to continue to happen with a business for it to make income, therefore it’s active.

We’ve discussed how to get started building passive income for financial freedom in a previous post. Now I’d like to rank the various passive income streams based on risk, return, and feasibility. The rankings are somewhat subjective, but they are born from my own real life experiences attempting to generate multiple types of passive income sources over the past 16 years.
If you are too risk-averse to engage in stock trading, there’s a much safer option to earn passive income, albeit with much lower margins of return: certificates of deposit or fixed deposits issued by banks. These financial vehicles are similar to mini investments. CDs work very similar to savings accounts with one notable difference. Once you place a deposit, it cannot be withdrawn until the certificate matures. You can obtain these certificates for lump sums of cash that you can allow to mature within time periods like 2 years or 5 years. The advantage of CDs is that they offer higher interest rates than regular savings accounts. You can rest assured that the money will be safe in the bank. A CD earns interest quarterly or annually and all you have to do is just sit back and wait for it to mature.
You could also do this by charging for financial plans and managing people’s investments.  The fee’s you charged would be recurring as long as you managed the relationship to keep them happy.  This approach to passive income has a much higher barrier to entry due to needing qualifications, licenses, and building relationships over time.  If done correctly, it can be a very lucrative source of passive income.
We have 1 rental at the moment and we are renovating the second one. Last year we generated over $14,000 net passive income (after mortgage payments and taxes) from one apartment, and all I had to do was go in to inspect the property 3 times to make sure the tenants weren’t destroying it! A great source of passive income is advertising dollars from other businesses and people.  If you have a website, blog, or strong social media following, other businesses will start to take notice.  A trick I have learned in this space is that it is much less expensive and faster to go where people already are then to try and create it yourself.  But, if you create it yourself, then others will come to you.  This is how you turn you blog, etc. into passive income.  Let’s say your blog has 300,000 visitors a month, that’s quite the following!  Other businesses and people looking to advertise a product or service would rather come to you and pay you to have their advertising on your blog.  This is less expensive for them since you have already created an audience for them, and great for you since they are paying you for this audience. 
Another benefit of investing in rental properties is the loan pay down. If you obtain a loan to buy the property, each month your tenants are paying off part of the loan. Once the mortgage on the property has been paid off, your cash flow will increase dramatically, allowing your mediocre investment to skyrocket into a full-fledged retirement program.
Now I’ve been using Swagbucks for a while and have found the money works out to just under $2 an hour so this isn’t something that’s going to make you rich. You’d have to work 2,500 hours to make $5,000 so that’s about three and a half months, non-stop. The thing with Swagbucks though is you can do it when you’re doing something else so I flip through surveys and other stuff while I’m cooking dinner or flipping channels.
