I am 30 years old and am retired. Previously, I made a modest salary as an Army officer. I own three duplexes and a quadplex in central Texas (10 rental units in all), and each of the properties provide me with net rental yields in excess of 15%. As interest rates have been going down over the past 30 years, bond prices have continued to go up. With the 10-year yield (risk free rate) at roughly 2.55%, and the Fed Funds rate at 1.5% (two more 0.25% hikes are expected in 2018), it’s hard to see interest rates declining much further. That said, long term interest rates can stay low for a long time. Just look at Japanese interest rates, which are negative (inflation is higher than nominal interest rate).

Forming the US Army (a standing army was a big deal to a people who at the time equated a standing army with tyranny) and conquering the Iroquois was, in at least some respects, about profiting on their investments. While WCI readers probably don’t have any plans to conquer other nations, the real point of all this financial stuff we talk about on this blog is to turn yourself into a capitalist as quickly as possible. While capitalism has its issues, it’s still the best economic system we’ve found yet.

A great source of passive income is advertising dollars from other businesses and people.  If you have a website, blog, or strong social media following, other businesses will start to take notice.  A trick I have learned in this space is that it is much less expensive and faster to go where people already are then to try and create it yourself.  But, if you create it yourself, then others will come to you.  This is how you turn you blog, etc. into passive income.  Let’s say your blog has 300,000 visitors a month, that’s quite the following!  Other businesses and people looking to advertise a product or service would rather come to you and pay you to have their advertising on your blog.  This is less expensive for them since you have already created an audience for them, and great for you since they are paying you for this audience.

Passive income is the concept of developing an income stream that can last into perpetuity with limited ongoing work. Passive income does not come without hard work. Do not let the word ‘passive’ fool you because it takes significant work. However, if you do it right upfront you will reap significant benefits over the long-term. Although YouTube has been around for years, it is gaining in popularity as more people “cut the cord” on their cable TV service. There are plenty of people who are polished and have production quality that rivals many of the movies or TV shows that I watch. However, the vast majority are people just like you and me. Don’t be shy. Trust me, no matter what kind of content you publish, there are people way worse. And you will get better, just give it time.

Great post. Fortunately I learned pretty early on that our whole tax system is set up to provide greater advantages to those earning passive income. Meanwhile, the majority of the workers in the country continue to trade their precious time for a paycheck, and then get screwed through additional taxation on that money. I’m still working a 9-5, but my passive income grows with every month and I’m always looking to build more streams of passive income. You never know when one of those little streams will turn into a raging river and start really providing massive amounts of cash!

I think you should use Financial Samurai to raise your passive income. You’ve already proven that you writing 3 articles a week is enough to not only sustain the site but grow it. Why not have more guest writers post articles? Since you started with the extra post each week I’m guessing traffic is above your normal growth rate. Leverage that up with more posts and my bet traffic will continue to grow.

You can earn passive income through network marketing by building a team underneath you (often referred to as a down line.) Once you have a large team you can earn commissions off of their sales without having to do much.
