What is passive income? It is income that is not generated from your day job. Any net gain at the end of the year is taxed at ordinary income tax rates. How will this new framework for refundable taxes impact the real estate environment? Well, given that refundable taxes apply in respect of CCPCs only, this new regime will not affect the foreign pension funds, public corporations or tax-exempt entities investing in real estate in Canada. The new regime will also not impact CCPCs that retain their profits within the corporation instead of distributing them to their individuals nor will it impact CCPCs that earn pure active business income or pure passive investment income. Instead, these measures will affect CCPCs accumulating profits from both active business income and passive income and paying these profits out to their individual shareholders.

I live in Chicago, and I need to buy a quality rental to hold long term somewhere but I have no idea where, and I really don’t want to buy in Chicago. Chicago is insanely corrupt and in HUGE debt. I cant leave Chicago in the near term, I take care of an aging parent, and if I left, my salary would drop by 50%. Id still like to diversify into a rental property.. but I feel that if I just call up a stranger, they’d attempt to sell me their best pig with lipstick, and pressure me to jump on the deal before someone else ‘stole’ it. I have no problem hiring a property inspector from a different city, but don’t want to waste hundreds of dollars if the agent is steering us towards crap property after crap property. In theory, and keeping it at the highest most basic level, financial freedom means you have to do no work in order to receive income. So once you are financially free, you no longer have to worry about money. What does that look like to you? Maybe you are like me and plan to do a lot of traveling, take up new hobbies, take random college courses to learn new things (for fun, not because I have to), spend epic amounts of time snowboarding and playing in the woods, and as always, sleeping in. Or maybe you are the polar opposite and plan to wake up early and hang out on your couch all day and watch TV.

Lending $10,000 to a local business that, for example, is working on a mobile app for Apple phones could lead to a passive income-generated share of the profits when that mobile app starts selling like hot cakes.
If you have a spare bedroom, you can find a roommate or list the space on AirBnB for travelers. Having a roommate is the more passive of the two, as being an Airbnb host will require more work in the form of turning over the room between stays. This is a super painless way to earn $500 to $1,000 a month without much effort – you may even be able to cover your mortgage payment with this extra income!
But, you don't need to go further than that. You can simply write it and publish it and collect the income. That's all. Send out a couple emails to your list (if you have one) or post it on social media, and there you have it. Passive income. Now, the amount of income you receive depends on the quality of the book you've written. How well did you craft the message? How targeted was the information to your audience? It counts.
That strategy seems waaaayyyy less risky than actively picking stocks of supposedly “reliable” stocks that issue dividends, which could be cut at any time due to shifting industry trends and company performance. Dividend investing feels like an overly complex old-school way of investing that doesn’t have a very strong intellectual basis compared to index investing.
