Lending Club went public in 2014 and is now worth about $1.7B. They advertise P2P lending returns of over 7% for well-diversified portfolios of over 100 notes. I’ve personally been able to achieve a 7.4% annual return over the past two years in a completely passive way by investing in A and AA notes. Others have achieved a 10% annual return through relatively minimum effort.
If you buy T-bills worth of N500,000 at 10 per cent discount rate, CBN will debit your account with N450,000, leaving a balance of N50,000. This means that your interest of N50,000 has been paid to you upfront. When your investment matures, you are still paid your N500,000.This shows that you were actually paid N550,000 for your investment of N500,000. (Source)
One great way to generate a passive income is through affiliate marketing. Now, this does depend on the size of your list. Yes, size matters when it comes to your list. Especially if you're looking to make some serious money and do it on autopilot. But, list-building takes time. It doesn't happen overnight. And you need to add value to your list or you become obsolete.

Hello from the UK! Fundrise and Wealthfront are only available to US residents it seems :(. Any other readers from the UK here? The only thing I have managed to do from Sam’s list is getting a fixed rate bond (CBS is having a 5-year fixed rate at 2.01% – not great but the best I could find ). Don’t know if the FIRE movement will ever take off here but would love to trade tips/ideas on how to reach FI and have the freedom to consider alternative rythms to living.
The average period of customer use of the property is 7 days or less. You figure the average period of customer use by dividing the total number of days in all rental periods by the number of rentals during the tax year. If the activity involves renting more than one class of property, multiply the average period of customer use of each class by a fraction. The numerator of the fraction is the gross rental income from that class of property and the denominator is the activity's total gross rental income. The activity's average period of customer use will equal the sum of the amounts for each class.
Passive income differs from earned income and portfolio income in a variety of ways. Passive income is generally defined as a stream of income earned with little effort, and it is referred to as progressive passive income when there is little effort needed from the individual receiving the passive income in order to grow the stream of income. Examples of passive income include rental income and any business activities in which the earner does not materially participate during the year.
As you may have noticed, there is a common theme throughout all the ways the wealthy generate passive income.  All of them require you, in the beginning, to trade your time for money while building your passive income machine.  Eventually you will be able to leverage that time into exponential passive income while being able to work less and less.  The attitude being a willingness to take some risk, work hard, and create something of value.  If you put good in, you will get good out.  Wealthy people tend to choose this attitude more than others.
Say you’re always super busy, but you still need some ways to make passive income. You’re in luck! Starting with a fun option, you can buy a gumball machine! Once you buy one, set it up somewhere and wait for the coins to roll in. The same goes for a vending machine. You can up your earnings with a vending machine, too, by simply stocking whatever’s in high demand at its location. The key to earning a solid amount of passive income here is to choose the right location.
Role of “real estate professional” can be well played by a non-working or stay-at-home spouse. If you’ve got one who’s willing of course. 🙂 Under current tax law, with a spouse/real estate professional materially participating in the rental property activities, the 3.8% Medicare tax (discussed in Section 1) can be entirely avoided. So, while there is a bit of burden in meeting the requirements, this could be a great play for a Doc and a real estate professional spouse who want to take unlimited real estate losses against regular earned income AND shelter any gains from the additional 3.8% tax.

No money, no risk, little time, 20+ years working from home. Just connect companies and take a %, use the Internet to do it locally or globally, be the intermediary & connect companies…. ;-)
I read about early withdrawal penalties on IRAs/401Ks very often. Almost always with a statement of “locked up” or “can’t touch” until 59.5. I’m sure you and well informed readers as well know about SEPPs in regard to IRAs/401Ks. For those that don’t SEPPs aren’t perfect but they are a way to tap retirement funds penalty free and I will be using in the future as I have over half of my equity investments within retirement accounts. South of a mil, North of a half. Let me add that I think your blog is outstanding.
If you have any questions or you can’t decide how best to invest your assets, consider talking to a financial advisor. A matching tool like SmartAsset’s SmartAdvisor can help you find a person to work with to meet your needs. First you’ll answer a series of questions about your situation and goals. Then the program will narrow down your options from thousands of advisors to up to three registered investment advisors who suit your needs. You can then read their profiles to learn more about them, interview them on the phone or in person and choose who to work with in the future. This allows you to find a good fit while the program does much of the hard work for you.
Flynn, who blogs at Smart Passive Income and discusses his secrets at the Smart Passive Income podcast, defines passive income as “building online businesses that take advantage of systems of automations that allow transactions, cash flow and growth without requiring a real-time presence. We don’t have to trade our time for money one to one. Instead, we invest our time upfront, creating valuable products and experiences for people, and we reap the benefits of that time invested later,” he says, adding, “It’s not easy. I just want to make sure that’s clear.”
You can find dividend stocks using Google Finance Stock Screener which is free to use. Set the search criteria for the P/E Ratio, and Dividend yield (shown as a percentage) criteria. You can set minimum and maximum values; in the dividend yield box, set it between 2 and 100. This will search for stocks that pay dividends worth between 2-100% of the current stock price.

The activity is a personal service activity in which you materially participated for any 3 (whether or not consecutive) preceding tax years. An activity is a personal service activity if it involves the performance of personal services in the fields of health (including veterinary services), law, engineering, architecture, accounting, actuarial science, performing arts, consulting, or any other trade or business in which capital isn’t a material income-producing factor.
I have not. While I am intrigued with the possibility of making online income, it seems to be less passive then how I want to spend my time. Regarding your blog / site, you have done quite well for yourself. However, you have to keep pumping out content or your site would eventually go out of business. That sounds like more of a commitment then I would want. Regarding your book sales, it is probably relatively passive now, but certainly was not when you were writing the book. Now if you love it, great. Just not for me.
The hope is that under the new federal budget rules, businesses can pay taxes at a rate that better reflects their size and and complexity. By giving business owners at all levels an incentive to focus on active income and generating sales, these new rules could help with overall growth for Canadian businesses. The new rules are simpler to understand and calculate, which is good news for both you and your business clients.
There’s stock and then there’s blue-chip stock. In poker, the blue chips are the most expensive. In the stock market, blue-chip stocks are considered more valuable and less risky than lower-priced stocks. These stocks belong to well-known companies like Facebook, Google, Johnson & Johnson, and so on. Due to the massive success of these corporations, they pay shareholders lucrative dividends. A single blue-chip stock can cost well over $500. If you can find the money, the quarterly or annual dividend payments would amount to generous passive income you can rely on. Though these stocks are considered more lucrative, all investments involve risk. Lehman Brothers’ stock was solidly blue- chip until the financial crises tanked the company. Keep that in mind when investing in this type of stock.  There are no guarantees in the stock market – only educated guesses.

But then figure out your unique selling proposition, what advantage you can offer that the market currently lacks. “My advantage in the passive income marketing space is that I’m not afraid to share my failures or where my income comes from,” says Flynn, who details his impressive income every month. “Transparency is huge,” he says. Referring to the personal bio on his LEED exam site, he says, “You might think I’m not benefitting from putting my story on there, but it helps me establish a relationship with people there. I’m someone who went through the same experience people went through on the site.”

With $200,000 a year in passive income, I would have enough income to provide for a family of up to four in San Francisco, given we bought a modest home in 2014. Now that we have a son, I'm happy to say that $200,000 indeed does seem like enough, especially if we can win the public-school lottery to avoid paying $20,000 to $50,000 a year in private-school tuition.

The appeal of these passive income sources is that you can diversify across many small investments, rather than in a handful of large ones. When you invest directly in real estate, you have to commit a lot of capital to individual projects. When you invest in these crowdfunded investments, you can spread your money across many uncorrelated real estate ventures so individual investments don't cause significant issues.
Writing an e-book is very popular among bloggers, as many have noted that “it's just a bunch of blog posts put together!” You will not only have to make an investment of time and energy to create the e-book, but market it correctly. However, if marketed correctly (through blogging affiliates in your niche, for example), you could have residual sales that last a very long time.

Like many of the people, you probably think that you need a lot of money to get stated in the stock market, no it is not true. Of course, it is better if you have a nice amount of money to invest, but our goal here is to create passive income, we want our money to work for us. Unlike day trader, the stock market won’t be our primary financial activity; we will just try to create passive income sources.
I’m not sure they’re screwed. They’re playing by the same rules as the rest of us. We can all become a capitalist just like you and I are doing. In fact, that’s really the goal for most of us- get to a position where our capital can support us. If they have a particularly low income, they’re not paying income taxes anyway (see famous 47% comment which as near as I can tell was true of federal income taxes and will continue to be true, although perhaps with a slightly different number, under the proposed House plan.)
Any loss that’s allowable in a particular year reduces your at-risk investment (but not below zero) as of the beginning of the next tax year and in all succeeding tax years for that activity. If you have a loss that’s more than your at-risk amount, the loss disallowed won’t be allowed in later years unless you increase your at-risk amount. Losses that are suspended because they’re greater than your investment that’s at risk are treated as a deduction for the activity in the following year. Consequently, if your amount at risk increases in later years, you may deduct previously suspended losses to the extent that the increases in your amount at risk exceed your losses in later years. However, your deduction of suspended losses may be limited by the passive loss rules.
Self-publishing belongs firmly at the top of any passive income ideas list. Amazon, with Kindle Direct Publishing (electronic version) and CreateSpace (print on demand version) dominates the self-publishing world. It’s both good and bad. Good in that they’re quite generous with their commission rates (usually 70%). Bad in that they can change their policies at any time to be less favourable for authors and there is nowhere else for us to go. That’s not entirely true. There are a few other options, but none of them are as good as Amazon!
There is a way to find undervalued dividend growth stocks. Of course, any additional passive income I receive I will invest into the best dividend growth companies to ensure I’m participating in compound interest. In addition, if you love investing in impact sectors. I like Wunder Capital to invest in solar projects across the U.S. Check out our review on the Wunder Capital platform.
In mid-2017, I sold my San Francisco rental property for 30X annual gross rent and reinvested $500,000 of the proceeds in real estate crowdfunding. I’m leveraging technology to invest in lower valuation properties with higher net rental yields in the heartland of America. With the new tax policy starting in 2018 capping state income and property tax deductions to $10,000 and limiting interest deduction on mortgages of only $750,000 from $1,000,000, expensive coastal city real estate markets should soften at the expense of non-coastal city real estate.
Investing in coins and collectibles: Buffalo nickels and Spiderman comic books are good examples of coins and collectibles that can rise in value, and thus offer opportunity for passive income investors. You'll need to get up to speed on the value of any coin or collectible under consideration, but once you do so, you're on the way to price appreciation on a commodity you'll be paying a lower price to buy, and will garner a higher price when you sell.
Passive income is the concept of developing an income stream that can last into perpetuity with limited ongoing work. Passive income does not come without hard work. Do not let the word ‘passive’ fool you because it takes significant work. However, if you do it right upfront you will reap significant benefits over the long-term. Track your passive income with Personal Capital.

Open up the app store and click on your competing app. Sort by “Most Critical”. See what customers have to say. Here’s an example. The top 2 complaints are about syncing issues and ipad compatibility. Those would be the first items you would consider when creating your version. Don’t fall in the trap of copying another app. Also it’s not about copying anything or anyone. Don’t get this mixed up. It’s rare that anyone invents something that is completely revolutionary. It’s usually taking an existing idea and improving it. Our example is taking a meal planning and grocery shopping and porting it to a convenient app. There is already a version on the web and the developer released it on a different platform. The mobile platform.

Three full-time nonowner employees whose services were directly related to the business. A nonowner employee is an employee who doesn’t own more than 5% in value of the outstanding stock of the corporation at any time during the tax year. (The rules for constructive ownership of stock in section 318 of the Internal Revenue Code apply. However, in applying these rules, an owner of 5% or more, rather than 50% or more, of the value of a corporation's stock is considered to own a proportionate share of any stock owned by the corporation.)
If the total is more than 500, don’t complete Worksheet A or B. None of the activities are passive activities because you satisfy test 4 for material participation. (See Material participation tests , earlier.) Report all the income and losses from these activities on the forms and schedules you normally use. Don’t include the income and losses on Form 8582.
No matter what, if you own something, you will have to put some effort towards it, yes. Even if you are as hands-off as possible, you may need to use your brain occasionally. Although I would say with mine, I might have to use my brain for a total of a 30 minutes or less a year. The only thing I do for my properties are answer emails or calls from my property manager and give him approval to do random things. That doesn’t even happen that often though. The most ‘work’ I ever do on my properties, other than give approval for repairs, is stress if there is a vacancy or turnover or something. Stressing is pretty passive though. Oh, and I spend 20 minutes or less gathering any documents I have for my accountants come tax time.
If you want nothing but the best, then amazon top 10 passive incomes is the one you should definitely consider, as it manages to bring a lot to the table. Amazon top 10 passive incomes is the epitome of what a great passive income should be. When it comes to searching a optimal passive income, the amazon top 10 passive incomes is definitely your first choice.
What's crazy is that my book income is more than my SF condo-rental income. Yet I didn't have to come up with $1.2 million of capital (the minimum cost to buy my condo today) to create my book. All I needed to create my book was energy, effort, and creativity. I truly believe that developing your own online product is one of the best ways to make money.
Maybe such a business is owning a McDonald’s franchise or something. If one has the capital (Feasibility Score 2), then the returns might be good (Return Score 6). But the Risk Score is probably under a 5, b/c how many times have we seen franchise chains come and go? Like, what happened to Quiznos and Jamba Juice? A McDonald’s franchise was $500,000… probably much more now?
If a closely held corporation is actively engaged in equipment leasing, the equipment leasing is treated as a separate activity not covered by the at-risk rules. A closely held corporation is actively engaged in equipment leasing if 50% or more of its gross receipts for the tax year are from equipment leasing. Equipment leasing means the leasing, purchasing, servicing, and selling of equipment that’s section 1245 property.
One customer says – “Of course then you still have to work at marketing an ebook. “.Most buyers quickly discovered that the passive income is worth watching plus provides basic educates on avoiding excessive spending and creating income streams. Many have used the passive income for more than few months without letup, and it shows no sign of giving up.
If you have a capital loss on the disposition of an interest in a passive activity, the loss may be limited. For individuals, your capital loss deduction is limited to the amount of your capital gains plus the lower of $3,000 ($1,500 in the case of a married individual filing a separate return) or the excess of your capital losses over capital gains. See Pub. 544 for more information.
Another form of passive income can come from investing in private equity opportunities in businesses that are growing.  There are certain limitations on who can invest, but can be a great way to generate passive income from profits in a business that you have very little if any active role in.  If you invest in and now own part of the business, and it is successful, you would then be entitled to regular profits from the business, and potentially even a great return on your original investment.  You can do this by either purchasing some of the business with your money, or lending your money at a certain interest rate to the business.
Creating original content that other people love can be very rewarding to you from a personal growth perspective (people value something you have created) and from a financial perspective (people are willing to pay you for it).  You create something once, but keep getting paid a royalty for it long after you completed it.  Music is a nice example.  You write/perform the song once, and then sell it online.  Each time someone downloads your song you are paid a percentage of that sale, what a nice way to generate passive income!

Nonetheless, there is still benefit to capturing the losses on a tax return.  When you sell a primary residence, up to $500,000 of capital gain for a married couple ($250,000 for a single person) may be excluded.  Unfortunately, rental properties are not awarded this gain exclusion.  Instead, any losses that the property generates over the years can be accumulated and offset with the gain upon disposition.

It’s obvious that stocks outperform real estate in terms of capital gains, but I would like to see S&P compare to Real Estate in SF, Manhattan, LA. Our house in NC was $80,000 20 years ago. It’s only $150,000 now. Same house in Santa Monica went from $200,000 to $1.8 million. People who happen to bought real estate in major metropolitan would have a natural positive association with real estate investment.
For one thing, there are fewer barriers to entry compared to other types of investments. For example, both Prosper and Lending Club, two of the largest P2P platforms, allow investors to fund loans with as little as a $25 investment. Both lenders also open their doors to non-accredited investors. While Title III of the Jumpstart Our Business Startups (JOBS) Act allows both accredited and non-accredited investors to invest through crowdfunding, every crowdfunding platform has its own policy regarding who can participate.
But, you don't need to go further than that. You can simply write it and publish it and collect the income. That's all. Send out a couple emails to your list (if you have one) or post it on social media, and there you have it. Passive income. Now, the amount of income you receive depends on the quality of the book you've written. How well did you craft the message? How targeted was the information to your audience? It counts.
