However, self-publishing is a good option for generating passive income and fits very well with the “work-up-front, reap benefits later” model. It’s a ton of work to write a book, especially when you’re just getting everything like editing, formatting, cover design, and book descriptions all figured out. But, once you do all that work, you can upload it to Amazon and then hopefully keep earning commissions for months or even years.
No matter what, if you own something, you will have to put some effort towards it, yes. Even if you are as hands-off as possible, you may need to use your brain occasionally. Although I would say with mine, I might have to use my brain for a total of a 30 minutes or less a year. The only thing I do for my properties are answer emails or calls from my property manager and give him approval to do random things. That doesn’t even happen that often though. The most ‘work’ I ever do on my properties, other than give approval for repairs, is stress if there is a vacancy or turnover or something. Stressing is pretty passive though. Oh, and I spend 20 minutes or less gathering any documents I have for my accountants come tax time.
In most cases, any loss from an activity subject to the at-risk rules is allowed only to the extent of the total amount you have at risk in the activity at the end of the tax year. You are considered at risk in an activity to the extent of cash and the adjusted basis of other property you contributed to the activity and certain amounts borrowed for use in the activity. I guess I just don’t understand why the specific importance of focusing on “dividends” instead of focusing on the total return of your investment, including stock appreciation. I don’t really care if a company decides to issue a dividend or not; presumably, if they don’t issue a dividend, then they’re doing other things to increase the value of the company, which will be reflected in the stock price of the company. As an investor, I can make money by selling a percentage of my holdings or collecting dividends, and I don’t really care how that’s divided up – it’s an artificial distinction.

If you dispose of your entire interest in a partnership, the passive activity losses from the partnership that haven’t been allowed generally are allowed in full. If you are not a real estate professional but oversee your rental real estate, your revenue qualifies as a different type of passive income and you might be able to claim a portion of any losses against active income. I’m confused by your reference to passive income. Passive income doesn’t mean totally free money or money earned without work although you make several references to making money in your sleep without any effort. Now, I understand the concept of passive income but I have to believe that you must still work to obtain that passive investment/ income and then work to maintain it right? Owning a company, in itself, is a lot of work and is thus still considered a JOB right? It’s not till after a lot of blood sweat and tears that one can reach a point where they can say theyve achieved financial freedom with passive income. Maybe you can add a little clarity for me. I’m only in my beginning stages of real estate investing and read as much as I can to learn.
Unfortunately, I can’t answer that conclusively one way or the other. It all depends on you, what you like to do, your work ethic, personality, etc. If you are a good writer perhaps you could write a book and make money that way. Or, you could start your own website and do affiliate marketing. Just because you are young it doesn’t mean you can’t make money doing at least a few of these ideas. Every McDonald’s potential franchisee will need to complete at least thousands of hours of training before he/she would be approved to acquire a franchise and only if he/she has the financial resources to acquire a franchise. It could take years before one would get a single store franchise. Until the franchisee eventually has acquired multiple stores and established his/her own management team, the franchisee would have to put his/her nose to the grindstone and work his/her ass off every day. It all comes down to your goals. There is nothing wrong with flipping, wholesaling or landlording, as long as you are understanding of the fact, and okay with the fact, that you are working for your money. I personally have no desire to work in those capacities, so I stick with passive income investments. I did, however, start a business in order to fund those investments. I started a business in lieu of using flipping or wholesaling to earn capital. You can do whatever you want, but at least be clear on what it is you are actually doing, i.e. working for your money versus investing your money.

However, if you obtain casualty insurance or insurance protecting yourself against tort liability, it doesn’t affect the amount you are otherwise considered to have at risk.

I felt it was stretch to say she was a real estate professional, because she is a physician.  However, before she got her job with the clinic, she did some side work at a hospital for a few months, but never met the limits of material or active participation.

It’s obvious that stocks outperform real estate in terms of capital gains, but I would like to see S&P compare to Real Estate in SF, Manhattan, LA. Our house in NC was $80,000 20 years ago. It’s only $150,000 now. Same house in Santa Monica went from $200,000 to $1.8 million. People who happen to bought real estate in major metropolitan would have a natural positive association with real estate investment.

Portfolio income is derived from investments and includes capital gains, interest, dividends, and royalties. Various types of portfolio income are taxed differently. For example, capital gains on investments held for longer than 12 months are taxed at a rate of 10% to 20%, and those held for less than 12 months are taxed as regular income. However, portfolio income is not subject to social security and Medicare taxes.
Passive income is definitely the goal and I think you hit it on the head with the point about upfront work. That actually coincides well with most physician careers. Work hard like a resident and spend like a resident to build up an investment portfolio right away while you are young and full of piss and vinegar. It then has time to grow and be there for you as you need or want to slow down because of aging or kids etc. Plant the seeds early and then live off the crops.
The Lake Tahoe property continues to be 100% managed by a property-management company. It feels amazing not to have to do anything. I can't wait to bring up my boy this coming winter to play in the snow! I could go up this winter, but I want him to be able to walk and run comfortably before he goes. I've been dreaming of this moment for over 10 years now. The income from the property is highly dependent on how much it snows. Summer income is always very strong.

I have a total of three CDs left. There is no way in hell I’m selling them after holding them for 4+ years so far to take the penalty. The CDs are for 7 years. If the CDs were for just 1 or 2 years, I agree, it doesn’t matter as much. But combine a 7 year term with 4%+ interest is too painful to give up.

There’s stock and then there’s blue-chip stock. In poker, the blue chips are the most expensive. In the stock market, blue-chip stocks are considered more valuable and less risky than lower-priced stocks. These stocks belong to well-known companies like Facebook, Google, Johnson & Johnson, and so on. Due to the massive success of these corporations, they pay shareholders lucrative dividends. A single blue-chip stock can cost well over $500. If you can find the money, the quarterly or annual dividend payments would amount to generous passive income you can rely on. Though these stocks are considered more lucrative, all investments involve risk. Lehman Brothers’ stock was solidly blue- chip until the financial crises tanked the company. We have decided to invest in 2 ETFs, a multi asset allocation ETF (Fixed Inc, alts and div paying equities) and a preferred stock ETF. This will cover almost 45 percent of our deficit. We will be extremely diversified, can access the markets at a very low cost and the investments are liquid. On this pool of $, we have no plans to invade principal unless the investment grows by 20 percent, which we think is unlikely given the characteristics of the investments.

One of the biggest advantages of passive income is that it works when you aren’t working. The more passive the income, the less work that is involved at all. This appeals to my inherent laziness. But consider a high-powered surgeon. Sure, her hourly rate, while she is operating, is astronomical.  But as soon as she walks out of the OR, that income stream stops until she scrubs in again. Vacation? Not only is there no income stream, but there is likely a negative one due to overhead. When a passive earner is on vacation, that income stream, small as it may be in comparison to the surgeon, keeps right on working. Interest works both ways and as my kids know, interest should be something you get not something you pay. As J. Reuben Clark said nearly a century ago:

Since David may never be coming back to this site, If anyone other than David can point me in the right direction, Id greatly appreciate it. I live in Chicago, and I need to buy a quality rental to hold long term somewhere but I have no idea where, and I really don’t want to buy in Chicago. Chicago is insanely corrupt and in HUGE debt. I cant leave Chicago in the near term, I take care of an aging parent, and if I left, my salary would drop by 50%. Id still like to diversify into a rental property.. but I feel that if I just call up a stranger, they’d attempt to sell me their best pig with lipstick, and pressure me to jump on the deal before someone else ‘stole’ it. I have no problem hiring a property inspector from a different city, but don’t want to waste hundreds of dollars if the agent is steering us towards crap property after crap property. I’m looking for broad advice. Any constructive reply appreciated. Thanks guys.

An Individual Pension Plan (IPP) is a defined benefit pension plan created for one person, rather than a large group of employees. Since the corporation contributes to the IPP and the income earned in the IPP does not belong to the corporation, that income is not AAII. The tax benefits of an IPP need to be offset against the administrative costs, including actuarial costs, to set up and maintain the plan.


But how exactly can you generate passive income? Some methods for earning passive income require very little work on your part. Investing, whether in the stock market or with a bank, is the best way to make your money grow with very little ongoing effort. It just takes a different type of discipline – the discipline to spend less than you make and resist investment decisions based on emotions.

I believe it might be helpful to list some of the tax advantages of passive income vs active income as well. These include and are not limited to: cash-flow, being able to claim depreciation, deductable loan interest, tax free refinancing and deferred taxes on sale of property via 1031 exchanges. It’s the difference between 50% taxed income and potential tax free income.
3. Start as soon as possible. Building a livable passive-income stream takes a tremendously long time, largely because of declining interest rates since the late 1980s. I’m a 45 year old business owner who also has focussed on diversifying my income streams. I have a short term vacation rental in Florida that I bought for $390k in 2012 and net rental income for the last three years has been growing steadily. 2015 I am at $70k gross right now but should end up at $80-85k with net around $45k plus we use the place about 35 nights a year.
