My goal is to generate enough passive income (ultimately; for the next few years, I’m definitely working for it both with a day job and property managing my investments) to do what I want, when I want, how I want, and where I want. We all define that “what, when, how, and where” differently, and to each of us, financial freedom means something different.

Instead of being a consumer on Udemy you can instead be a producer, create your own video course, and allow users to purchase it. If the result is net income, don’t enter any of the income or losses from the activity or property on Form 8582 or its worksheets. Also disregard other property if the total gross fair market value of that property is less than 10% of the total gross fair market value of all the property securing the financing.

The most liquid of the private investments are investing in equity or credit hedge funds, real estate funds, and private company funds. There will usually be 6 month – 3 year lockup periods. The least liquid of the private investments are when you invest directly into private companies yourself. You might not be able to get your money out for 5-10 years, depending on the success of the company and upcoming liquidity events.
The equipment leasing exclusion also isn’t available for leasing activities related to other at-risk activities, such as motion picture films and video tapes, farming, oil and gas properties, and geothermal deposits. For example, if a closely held corporation leases a video tape, it can’t exclude this leasing activity from the at-risk rules under the equipment leasing exclusion.
One of the biggest advantages of passive income is that it works when you aren’t working. The more passive the income, the less work that is involved at all. This appeals to my inherent laziness. But consider a high-powered surgeon. Sure, her hourly rate, while she is operating, is astronomical.  But as soon as she walks out of the OR, that income stream stops until she scrubs in again. I would confirm that once you have the real estate team in place, it is passive as you have suggested. The “work” with passive income comes at the beginning. Whether that be your book, website development, studying the real estate team, or learning finance. Lastly, I like Rockefeller’s quote on passive income. Perhaps you could add it to your quote bank. Here it is: “Do you know the only thing that gives me pleasure? It’s to see my dividends coming in.” There is no doubt, it is much easier to earn money on your money than work a job and earn money.


Earlier this year, the government passed new tax legislation governing Canadian-controlled private corporations (CCPCs), including incorporated professionals. As we enter the final weeks of 2018, one new measure is of particular concern — the potential looming loss of the small business deduction (SBD) in 2019 for corporations with more than $50,000 of passive investment income in 2018.

I live in NYC where I never thought buying rental property would be possible, but am looking into buying rental property in the Midwest where it cash flows and have someone manage it for me (turnkey real estate investing I guess some would call it). I agree with what Mike said about leverage and tax advantages, but I’m still a newbie to real estate investing so I can’t so how it will go. I have a very small amount in P2P…I’m at around 6.3% It’s okay but I don’t know how liquid it is and it still is relatively new…I’d prefer investing in the stock market.

It all comes down to your goals. There is nothing wrong with flipping, wholesaling or landlording, as long as you are understanding of the fact, and okay with the fact, that you are working for your money. I personally have no desire to work in those capacities, so I stick with passive income investments. I did, however, start a business in order to fund those investments. I started a business in lieu of using flipping or wholesaling to earn capital. You can do whatever you want, but at least be clear on what it is you are actually doing, i.e. working for your money versus investing your money.
