On top of that, it is impossible to withdraw your money any other way other than just waiting for interest/principal to pay off every month until maturity in 3 to 5 years. You can’t just one day tell Lending Club “I want to quit, please give me my money back.” One can even argue that it is less difficult to sell a home (in order to “withdraw” the money invested) than to withdraw all of their money from a P2P loan portfolio because it is very possible to sell a home before 3 to 5 years.

Another benefit of investing in rental properties is the loan pay down. If you obtain a loan to buy the property, each month your tenants are paying off part of the loan. Once the mortgage on the property has been paid off, your cash flow will increase dramatically, allowing your mediocre investment to skyrocket into a full-fledged retirement program.
A planning opportunity may be available by converting a primary residence into rental real estate.  For example, Mary purchases a condo in 2010 and in 2013 decides to upgrade into a single family home.  She rents out the condo to earn some money.  Due to recent developments in the area, the condo is now worth much more and she sells it for a gain of $100,000.  Since Mary lived in the home for 2 out of the past 5 years, the entire gain is excluded from income.  The 2 year rule can occur anytime during the 5 year period and does not have to be consecutive.  Keep in mind though that if you do the opposite and convert rental property to a primary residence, the rules are more complex and the gain exclusion tends to be limited.

Self-rental situations are not just limited to buildings. You could lease your car to your S corporation. No, this isn’t the same as leasing a car from a dealership. This is where you own a piece of equipment, let’s say an automobile, and you lease it back to your business for your business’s use. Sounds exotic, but it is quite simple. More about this in a later chapter dedicated to fringe benefits and tax deductions.

One of the major premises of this blog is that a physician need not do anything special in order to reach financial independence and “live the good life.” She doesn’t need a side gig. When I say net rental yield, I’m talking about rental income minus all expenses, including a mortgage, operating expenses, insurance, and property taxes.

The reason I prefer e-books is, with e-books you write the book once and make money forever without worrying about print or inventory. At the moment, I have 3 e-books selling on this blog and the process to get any of them is simply automated. Once anyone makes a purchase, they get delivery within minutes. So I could sleep or spend the whole day at the beach and I would still be making money. Passive income!

Finding an outstanding development team is critical for success. Don’t just go for the lowest and cheapest price. You need a balance of budget and quality. Do not fall for a development team that does not have good feedback and return clients. Return clients are one of the most important. This means their client was willing to return to them for more work after their job finished! That says something.
Whether you take a “distribution” (aka free-cash-flow) in the form of a dividend, interest payment, capital gain, maturing ladder of a CD, etc, you are still taking the same amount of cash out of your portfolio. Don’t fall for the trap of sub optimizing your overall portfolio’s performance because your chasing some unimportant trait called “income”.
