Nobody gets early FI investing in bonds, CD’s, or even stocks unless they make a huge income or are extremely frugal or a combination of both. Paper assets just don’t provide enough returns. Business income can be great but it is typically not as semi-passive as I would like and there is a relatively high failure rate. That is if you can monetize an ideal to begin with. RE investing needs to be higher ranked IMO as a way that the “average guy” can become FI.
One thing I’ve learned working for myself and building passive income is that you absolutely must have different income sources. Any one of these residual income strategies can make you a lot of money but to really find financial independence, you can’t depend on just one stream of income. Diversify your income by putting together a strategy of multiple streams of income and you’ll never have to worry about money again!
Personal residual income, often called discretionary income, is the amount of income or salary left over after debt payments, like car loans and mortgages, have been paid each month. For example, Jim’s take-home pay is $3,000 a month. His mortgage payment, home equity loan, and car loan are the following respective: $1,000, $250, and $200. Using a residual income calculator, Jim would calculate his RI to be $1,550 a month. This is the amount of money he has left over after his monthly debt payments are make that he can put into savings or use to purchase new assets.

Speaking from our own experience, you can’t be a passive McDonald’s franchisee. Every McDonald’s potential franchisee will need to complete at least thousands of hours of training before he/she would be approved to acquire a franchise and only if he/she has the financial resources to acquire a franchise. It could take years before one would get a single store franchise. Until the franchisee eventually has acquired multiple stores and established his/her own management team, the franchisee would have to put his/her nose to the grindstone and work his/her ass off every day. I won’t call it a passive investment by any stretch of imagination.
What a great article . I have seen my mother and stepfather ride the roller coaster of MLM for 20 years and it was feast or famine even if you are one of the best salesmen in the world like my step father and con man Sherman Unkefer. One of the best examples is Xango that was a super huge juice craze that preached the residual income lie. Most all of the Xango heavy hitters in the day are long gone after the juice craze fizzled(no pun intended). I was privy to the Xango statements as a beneficiary of my moms trust and it was a continual nose dive in so called residual income . And another thing that they don’t tell you in MLM is that you have to constantly recruit recruit and recruit new members to keep the income flowing . Unkefer worked 80 plus hours a week to try and keep new suckers coming in. That is why the life long MLM hucksters are like Vampires, they constantly need new blood(victims) so they can keep living. These are some of the most evil sick people out there. Trust me I have seen it all.

The only thing I have managed to do from Sam’s list is getting a fixed rate bond (CBS is having a 5-year fixed rate at 2.01% – not great but the best I could find ). Don’t know if the FIRE movement will ever take off here but would love to trade tips/ideas on how to reach FI and have the freedom to consider alternative rythms to living.
Well written piece, but I question the core premise. Why the fascination with maximizing “income” (passive or otherwise). Shouldn’t the goal simply be to maximize long-term after tax growth of your entire portfolio? If this takes the form of dividend paying stocks, so be it. But what if small caps are poised to outperform? What if you want to take Buffet’s or Bogle’s advice and just buy a broad market index like the S&P 500, (no matter what the dividend because you’ll just have it automatically reinvested to avoid the transaction fees).
The residual income approach offers both positives and negatives when compared to the more often used dividend discount and DCF methods. On the plus side, residual income models make use of data readily available from a firm's financial statements and can be used well with firms who do not pay dividends or do not generate positive free cash flow. Most importantly, as we discussed earlier, residual income models look at the economic profitability of a firm rather than just its accounting profitability. The biggest drawback of the residual income method is the fact that it relies so heavily on forward-looking estimates of a firm's financial statements, leaving forecasts vulnerable to psychological biases or historic misrepresentation of a firms financial statements.
