According to Uncle Sam, you need to be "materially involved" in an enterprise to earn active income. With passive income, it's just the opposite, as the IRS deems you to be earning passive income if you're not materially involved with a profit-making enterprise. By and large, expect income to be taxable if you are engaged in a passive income enterprise. You will need to report earnings to the IRS.

I have seen my mother and stepfather ride the roller coaster of MLM for 20 years and it was feast or famine even if you are one of the best salesmen in the world like my step father and con man Sherman Unkefer. One of the best examples is Xango that was a super huge juice craze that preached the residual income lie. Most all of the Xango heavy hitters in the day are long gone after the juice craze fizzled(no pun intended). I was privy to the Xango statements as a beneficiary of my moms trust and it was a continual nose dive in so called residual income . And another thing that they don’t tell you in MLM is that you have to constantly recruit recruit and recruit new members to keep the income flowing . Unkefer worked 80 plus hours a week to try and keep new suckers coming in. That is why the life long MLM hucksters are like Vampires, they constantly need new blood(victims) so they can keep living. These are some of the most evil sick people out there. Trust me I have seen it all.
But when so many turn down leasing one and one-half acre for one Wind Turbine for each 80 acres, that lease certainly does not materially affect the rest of the Farm or Ranch grazing pasture and the lease pays much more than the farm crow or grazing pasture lease, just because some lawyer said the lease was too long: 30 years plus 30 year option = 60 years, and the wind turbine company has selling production/electricity contracts for the next 150 years – which is needed to obtain financing!
Of course, there are large fast-food, pet store, and other enterprises that cost a great deal. However, consider a DVD rental machine, soda, or gum ball machines as more passive avenues to income. These require little maintenance, coins, bills, or revenue collected via credit cards, as well as periodic refilling of machines.  These machines are, perhaps, one of the more lucrative paths to a passive income with little input from you.

If Ethan is worth 5 billion dollars and puts $50,000.00 into a losing business do you think he would just walk away? Obviously he would. If Ethan takes out a loan for $50,000.00 and his business is hemorrhaging money daily to the point he is losing more money trying to run the business than to simply pay back the loan, do you think he would just walk away? Again, obviously he would! These stupid analogies with less than a moment of critical thought being put in is what makes MLMers look incredibly stupid and proves they are not real “business owners”.

I live in Chicago, and I need to buy a quality rental to hold long term somewhere but I have no idea where, and I really don’t want to buy in Chicago. Chicago is insanely corrupt and in HUGE debt. I cant leave Chicago in the near term, I take care of an aging parent, and if I left, my salary would drop by 50%. Id still like to diversify into a rental property.. but I feel that if I just call up a stranger, they’d attempt to sell me their best pig with lipstick, and pressure me to jump on the deal before someone else ‘stole’ it. I have no problem hiring a property inspector from a different city, but don’t want to waste hundreds of dollars if the agent is steering us towards crap property after crap property. I’m looking for broad advice. Any constructive reply appreciated. Thanks guys.
