Truebill is an app that helps you save money by identifying recurring subscriptions and other bills and helping you cut costs by negotiating better rates and fees. One of their partnerships is with Acradia Power, which has the potential to save you up to 30% on your electric bill. It searches for better power rates in areas where competition is allowed, and it locks in the better prices for you.

There was a time when CDs would produce a respectable 4%+ yield. Nowadays, you’ll be lucky to find a 5-7 year CD that provides anything above 2.5% The great thing about CDs is that there are no income or net worth minimums to invest, unlike many alternative investments, which require investors to be accredited. Anybody can go to their local bank and open up a CD of their desired duration. Furthermore, a CD is FDIC insured for up to $250,000 per individual, and $500,000 per joint account.

But every scenario is different, whether you are doing all the maintenance and managing yourself, or you are contracting out a lot of the work. The reason I consider dividends artificial and believe they don’t matter is because you can just as easily reinvest your dividends. If a stock is worth $100/share, I don’t care if it issues a $1/share dividend or if the share price instead increases to $101/share – either way, I have the same amount of money, because there’s no difference to my net worth whether I take the dividend or sell part of a stock.

Residual income can be calculated by taking the difference between the company's net income and its equity charge, where equity charge is the product of equity capital and the cost of capital. For example, a company has $5 million in net income with $20 million in equity capital and a cost of capital of 10 percent. The equity charge is 10 percent of $20 million, or $2 million. The residual income is $5 million minus $2 million, or $3 million.

This is a touchy subject amongst some groups, but I want to share my take on it. I have been involved full time in the home business industry for 10+ years. Some of that time has been spent in MLM where the idea of working 3-5 years and creating a walk away residual income is promoted and sold. I have been very fortunate to have tremendous success in that arena, working in that type of compensation model for 7 of my 10 years. During that time frame I’ve had enough time to see trends and see that this promotion of walk away income doesn’t exist.
When withdrawing money to live on, I don’t care how many stock shares I own or what the dividends are – I care about how much MONEY I’m able to safely withdraw from my total portfolio without running out before I die. A lot of academics have analyzed total market returns based on indices and done Monte Carlo simulations of portfolios with various asset allocations, and have come up with percentages that you can have reasonable statistical confidence of being safe.
There’s a second downside to this model. Although I’ve done advertising and sponsorships in the past, and have made hundreds of thousands of dollars doing so, the truth is it takes a lot of time for this business model to start to generate income for you, because you need to build that audience first. In addition, what happens when you build your audience on a platform that ends up changing its algorithm, affecting how often you actually get seen by the audience you’ve built?
If you can max out your 401k or max out your IRA and then save an additional 20%+ of your after-tax, after-retirement contribution, good things really start to happen. If one is looking for earlier financial independence, such as retiring in their 40s or early 50s, it may be a good idea to skew towards more after-tax savings and investments given one has to wait until 59.5 to withdraw from their 401k or IRA penalty-free.

In mid-2017, I sold my San Francisco rental property for 30X annual gross rent and reinvested $500,000 of the proceeds in real estate crowdfunding. I’m leveraging technology to invest in lower valuation properties with higher net rental yields in the heartland of America. With the new tax policy starting in 2018 capping state income and property tax deductions to $10,000 and limiting interest deduction on mortgages of only $750,000 from $1,000,000, expensive coastal city real estate markets should soften at the expense of non-coastal city real estate.
I wish I had more time to put into real estate. Given the run up since 2012, I may even be interested in selling my condo that I currently rent out. I need to get it appraised to really see what it’s worth, but I think conservatively it’s gone up ~50%, although rent is probably only up ~10% or so. I am bullish on rents going up in the future… mostly in line with inflation, or perhaps even slightly faster due to constricted credit and personal income growth which should provide a solid supply of renters. At this point, I just don’t want to manage the property. I’ll probably look into a property manager as my time is likely worth turning it into a nearly passive investment.
Use your base to build your audience, and when you’re starting out, take advantage of the fact that you don’t have a big following to give more personalized help to your first fans. “The people who are starting out — that’s their advantage,” says Flynn. “They have the opportunity to speak directly with those people few coming their way to find out what their problems are and give them the special treatment that bigger brands might not be able to do.”

Thank you pages: When you sign up for most blogging newsletters these days you may have noticed you are often immediately directed to a thank you page that tells you to check your inbox for a confirmation link. This person has already committed to you and considers you somewhat trustworthy, so it is a great time to offer them something special to take things to the next step – a sale. Maybe you can offer a special discount on one of your paid products or secure a special discount from your favorite affiliate product related to whatever it was they just opted in for. This is often called a “tripwire.” For it to work, the offer should be inexpensive and painless. Whatever you are offering here it should be value-driven instead of a hard sell. With the right tripwire, you can easily justify and offset advertising as well should you choose to run ads to your opt-in freebie at some point.

The problem with MLM or network marketing is the “dream”. Recruiters sell you a dream, residual income without work, easy money, every thing that breaths will buy the product or service, you don’t have to sell anything: only change brands (instead of buying your traditional Colgate toothpaste buy the USANA toothpaste, even if it is $5.oo more expensive), Everybody is your prospect, lead. Cold selling, recruiting your family, friends, neighbors, coworkers.
What’s also really important to realize here is that when I took the exam I was teaching people to study for, I didn’t get a perfect score. In fact, I didn’t even get close to a perfect score. I passed. But I also knew a lot about this exam—way more than somebody who was just getting started diving into studying for it. And it was because of that, because I was just a few steps ahead of them, that they trusted me to help them with that information. To support this, I provided a lot of great free value to help them along the way. I engaged in conversations and interacted in comments sections and on forums. Most of all, I just really cared about those people, because I struggled big-time with that exam myself.

There are many different methods to valuing a company or its stock. One could opt to use a relative valuation approach, comparing multiples and metrics of a firm in relation to other companies within its industry or sector. Another alternative would be value a firm based upon an absolute estimate, such as implementing discounted cash flow modeling or the dividend discount method, in an attempt to place an intrinsic value to said firm.

Part of providing value is building trust. Don’t link to things that aren’t of good quality or people won’t trust your recommendations. The other part of making an audience is consistency. It matters less how often you post than how consistently. If you only have time to do one post a month, that post should come out on the same date and time each month.

I have seen my mother and stepfather ride the roller coaster of MLM for 20 years and it was feast or famine even if you are one of the best salesmen in the world like my step father and con man Sherman Unkefer. One of the best examples is Xango that was a super huge juice craze that preached the residual income lie. Most all of the Xango heavy hitters in the day are long gone after the juice craze fizzled(no pun intended). I was privy to the Xango statements as a beneficiary of my moms trust and it was a continual nose dive in so called residual income . And another thing that they don’t tell you in MLM is that you have to constantly recruit recruit and recruit new members to keep the income flowing . Unkefer worked 80 plus hours a week to try and keep new suckers coming in. That is why the life long MLM hucksters are like Vampires, they constantly need new blood(victims) so they can keep living. These are some of the most evil sick people out there. Trust me I have seen it all.
Coming from traditional employee positions, we are most familiar with linear income. If you work 40 hours per week, you get paid for 40 hours per week. And if you aren’t working, you aren’t getting paid. With residual income, you may put in a lot of unpaid hours upfront but then reap the rewards for months or years down the road. When done correctly, residual income can generate far more money than what it would if you were exchanging your time for an hourly wage.

Passive income is usually taxable.
Here’s the truth: a successful business is something that successfully solves a problem. And that business can make more money in two ways: solving more people’s problems, or solving bigger problems. The cool thing about the EP Model is that sometimes these products don’t even have to be yours. You can generate income by recommending other people’s or companies’ services or products. This is called affiliate marketing. It’s actually how I’ve made most of my money since I started in 2008.
People who are making a living with residual income typically create a full-time income from more than once source. In this way, if one of their income streams gets cut off, they will manage their others and perhaps even branch out a bit more. A passive recurring income stream doesn’t have to be isolated to one venue. Because it nearly runs itself, you are provided the freedom to test and evaluate other sources of recurring passive income.

It’s a (mostly) short term, higher risk, higher reward place to invest cash that has a low correlation with the stock market, but is far more passive than buying and managing properties, has more opportunity for diversification than private placements (minimums of 5-10K, rather than 100K), and most of the equity offerings (and all of the debt offerings) provide monthly or quarterly incomes. Unlike a REIT, you can choose exactly which projects you wish to invest in.

Whatever you do, there is someone who wants to know how to do it too. I think selling your knowledge is key in a world of growing entrepreneurs. We need to be able to do it all, and online education is growing and expanding every day with new students waiting to learn what you know… so teach them and earn money while doing it through an online course on a site like Udemy!

In February 2007, Pat Flynn was working at an architecture firm making $38,000 a year. He mulled boosting his earning power by getting an architecture license, but the process would likely take six to eight years. When he heard about getting a credential in sustainable design and environmentally friendly building called Leadership in Energy and Environmental Design (LEED), he decided to go for that, as no one in his department had it. The one problem? The exam was so challenging, just one-third of test-takers passed.

Further, the clarified order awarded Karen sixty percent of the residual income that was earned from the income and commissions generated by the brokers within the first category, and after the date of divorce. However, the order also stated that Karen was not entitled to any of the residual income generated by the second or third category. Brad filed for a new trial, but the trial court denied it. I live in Chicago, and I need to buy a quality rental to hold long term somewhere but I have no idea where, and I really don’t want to buy in Chicago. Chicago is insanely corrupt and in HUGE debt. I cant leave Chicago in the near term, I take care of an aging parent, and if I left, my salary would drop by 50%. Id still like to diversify into a rental property.. but I feel that if I just call up a stranger, they’d attempt to sell me their best pig with lipstick, and pressure me to jump on the deal before someone else ‘stole’ it. I have no problem hiring a property inspector from a different city, but don’t want to waste hundreds of dollars if the agent is steering us towards crap property after crap property.
