Mike, I don’t consider the income from FS to be passive, as I’m spending time commenting to you right now. But since 75% of my traffic comes from search, the most traffic I would probably lose is 25% for probably a year. And then my search word rankings would probably slowly fade given frequency of posting new content is one of the search algo variables.
Opportunity cost is the basic concept at the heart of residual income. Opportunity cost refers to what you are giving up to use an asset for a particular project or investment. Let's say you start with $100,000 cash in your stock portfolio and grew that money to $104,000 by spending only a few hours per month trading stocks. Now $4,000 in profit may look just fine when you consider that you only worked, say, 20 hours for it in total. However, once you consider your opportunity cost, your little hobby will not look nearly as profitable. If banks are paying six percent for risk-free certificates of deposit, your $100,000 would have grown to $106,000 simply by depositing it in a bank. Your opportunity cost is $6,000
Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.
Plenty of online marketplaces exist to sell web design, writing, and other common skills. But one marketplace in particular, People Per Hour, allows you to sell a well defined service. For instance, if you studied interior design, you could set a fixed price to design someone’s studio apartment. The marketplace is great and allows you to be more creative with what you can offer based on your actual background.
I have to agree. Our Duplex cost us 200k initially in 1998. Over time and completely refurbishing the property with historically appropriate sensitivity, we invested another 200k or so. We just had a realtor advise us we could ask 700k for it today. It nets us 30k annually after taxes, insurance and maintenance. We still have a loan on it which I have not taken into account, that will be paid off within 5 years if we keep it. My mental drama now is, while I am quite giddy over the prospect of earning a tidy sum of profit if I sell, what then would I do to equal the ROI and monthly income this thing generates? Rents are low, they should be 4k a month and will only go up. Tempted to keep it and not sell. And while I do have some stocks, I basically suck at them. I am much better at doing properties.
Here's another example. If a person owns apartments that are rented out at a profit, they earn money each month without working a specific number of hours. If the owner earns $100/month net income from each apartment, the determining factor is how many apartments they own, not how many hours they work. Therefore, they may own 1 apartment and make $100 net income each month, or they could own 500 apartments and make $50,000 ($100 per apartment) each month.
Remember, a successful business solves people’s problems. At first, you’re going to have to do the legwork and put in the time. But it’s about building something now so you can reap the benefits later, with the help of software, tools, automation, and people you hire. In this way, you can then turn this business that solves people’s problems into something that generates passive income for you!

The cool thing about the EP Model is that sometimes these products don’t even have to be yours. You can generate income by recommending other people’s or companies’ services or products. This is called affiliate marketing. It’s actually how I’ve made most of my money since I started in 2008.
The challenge I’m facing and, I know it’s a good problem, is that the SF real estate has shot up about 35% in the last couple years. I’m sure you’re experiencing the same thing! So as the net worth is rising, the yield on the total portfolio is going down. Right now, it seems the only way to increase the passive income will be to raise the rent in December and to invest some of that cash in stocks, which I’m nervous to do in this market. ROI can be used to evaluate the functionality of a company's pricing policies, inventory management and investment in capital assets. ROI is also a useful metric when a company must make a decision about major asset purchases, project funding and changes in the investment portfolio.
