Yet more often than not, when I present this system to new traders (and even experienced traders), they believe that making money with options must mean some crazy system and thousands of indicators. According to Uncle Sam, you need to be "materially involved" in an enterprise to earn active income. With passive income, it's just the opposite, as the IRS deems you to be earning passive income if you're not materially involved with a profit-making enterprise. By and large, expect income to be taxable if you are engaged in a passive income enterprise. You will need to report earnings to the IRS.

I actually spent a year and a half working as an affiliate marketer (mostly selling drumming related products – lessons, kits ect). 5 years on and one of my one page sites (which I’ve not touched) still nets me about $150 a month. I won’t be retiring off that but only really now appreciate the reverse pyramid approach to entrepreneurship (working for nothing initially but later being paid without effort!)
Speaking from our own experience, you can’t be a passive McDonald’s franchisee. Every McDonald’s potential franchisee will need to complete at least thousands of hours of training before he/she would be approved to acquire a franchise and only if he/she has the financial resources to acquire a franchise. It could take years before one would get a single store franchise. Until the franchisee eventually has acquired multiple stores and established his/her own management team, the franchisee would have to put his/her nose to the grindstone and work his/her ass off every day. I won’t call it a passive investment by any stretch of imagination.
Charge a monthly or annual fee to offer members access to exclusive advice or products. Sell your expertise through exclusive podcasts, offering live FAQ sessions through Skype, or forums. You may want to try selling a monthly subscription to allow users to sample new products, similar to a book club. Frequent interaction increases interest and helps build membership through word-of-mouth.
4. eCourses: A step up from an eBook is an eCourse. These are a more thorough training that you can offer in a text format and typically include supplemental formats like video, worksheets, audio and more. This opportunity involves more work and likely an investment into a platform for delivery like Teachable, but you can also ask a lot more money. If you have been around the blogging world for any period of time you know it’s not unusual to see eCourses being sold for several hundred dollars if not more.

I rent out two single family homes. You need to learn about how to analyze your return on investment, get the places rented, and deal with repairs, problem tenants, among other things. If you don’t do your research, you could easily lose money. I have to spend a few days a year managing things, checking up on the properties, finding new tenants, but it is effectively passive. I buy in areas near big universities with stable real estate markets so there is always a fresh crop of new people moving into the neighborhood.
Well written piece, but I question the core premise. Why the fascination with maximizing “income” (passive or otherwise). Shouldn’t the goal simply be to maximize long-term after tax growth of your entire portfolio? If this takes the form of dividend paying stocks, so be it. But what if small caps are poised to outperform? What if you want to take Buffet’s or Bogle’s advice and just buy a broad market index like the S&P 500, (no matter what the dividend because you’ll just have it automatically reinvested to avoid the transaction fees).
The age old argument of total return versus income has been, incorrectly imo, categorized as an either or proposition. We are going to do both. Right now I have a lot cash in an on line money market. I also have investments in 2 passive Index funds in a taxable account. We then have substantial 401ks/IRA’s which we won’t touch for at least 10 years. My wife will continue to max out her sep and we will continue to invest in the index funds although with a smaller amount. We have already factored that in. I looked at how to cut into the monthly deficit. Here is what I observed.
In 2012, even I wrote a 150-page eBook about severance package negotiations that still regularly sells about ~35 copies a month at $85 each (2nd edition for 2017) without any effort. In order to generate $2,975 a month or $35,700 a year in passive income as I do now, I would need to invest $892,500 in something that generates a 4% yield! To earn $10,000 a year in passive income would therefore need roughly $250,000 in capital.
In many instances, a business project consumes far more resources than meets the eye. Assume you are running a dog grooming business from the first floor of your two-family house and that your daughter is helping you over the weekends. The business is making $50,000 per year and you want to know whether this represents a positive or negative residual value. In this case, you must deduct from $50,000 all opportunity costs which include the money you would make if you rented the first floor of your house to a business; how much you plus your daughter would earn if you invested the same amount of time and effort into a regular job; and how much the total assets owned by the business would return every year if they were sold off and the cash proceeds were held in a bank account.
There was a time when CDs would produce a respectable 4%+ yield. Nowadays, you’ll be lucky to find a 5-7 year CD that provides anything above 2.5% The great thing about CDs is that there are no income or net worth minimums to invest, unlike many alternative investments, which require investors to be accredited. Anybody can go to their local bank and open up a CD of their desired duration. Furthermore, a CD is FDIC insured for up to $250,000 per individual, and $500,000 per joint account.
