The right niche -- If no one is searching for information in a niche, you won't get traffic, and you won't be able to convert that traffic into blogging income. That said, you could take a traditionally low-income or low-interest niche and twist it into something more attractive to readers, such as by combining two niches, broadening it, or even narrowing it.
Admittedly, there are 100s of books out there covering the exact same stuff, but what I like about this – and in a similar vein to Get Rich Click – it’s the comprehensive listing and side-by-side comparison of all the different techniques and tips that I freaking love.  Once again, I know all the stuff in this book pretty well now, but I still run over it frequently to jog my memory and use it to work out whether I’ve covered all my bases – kind of like a checklist in that sense.

There are many people who get paid vast amounts of money to become the CEO of a company, play professional sports, or star in a movie. Earning a high active income is often a lot of hard work and requires a dedication beyond most of us. It’s also limited because no matter how much money you get paid you still need to show up to work to earn your money.

It’s not about not working. It’s all about automation. I’m still working. I’m just spending the majority of my time on the things I do best and I enjoy most. As soon as you build a significant community of followers, you need to keep interacting with them on a regular basis, through comments, social media, or your site’s forum if you own one. Ultimately if that part is not interesting for you anymore, you need to hire people to do it, or find moderators, etc… to do it for free. If they do it for free, expect them to leave regularly, so you have a constant job of “hiring” ongoing.
Passive income is hard to generate for one reason – the world is dynamic. Human beings, some who work with you, some who you compete against, are dynamic, and because of that, if you are to do business, you must be dynamic. The only way to respond to dynamism and succeed, is to be dynamic yourself, and therein lies the work – and the end of any chance for passive income.

Another benefit of investing in rental properties is the loan pay down. If you obtain a loan to buy the property, each month your tenants are paying off part of the loan. Once the mortgage on the property has been paid off, your cash flow will increase dramatically, allowing your mediocre investment to skyrocket into a full-fledged retirement program.
Becoming an affiliate for a company can be a great way to start earning commission by writing about their products. I say almost because in truth you still need to do something in order to keep sales coming through. That something is usually write new content to keep the blog active. Without activity, eventually the flow of traffic will cease. It might take a long long time, especially for blogs in a high authority position with firm rankings in the search engines, but eventually, a blog with no new content stream will die…at least I think it will (I often wonder whether a blog like Steve Pavlina’s would ever die given the eternal nature of his blog posts – I think the search engines and all those incoming links might continue to send him traffic for a long, long time).

Investing in real estate: Investing in real estate offers more passive income cash potential - but more risk - than investing in stocks or bonds. You'll need substantial amounts of cash to invest in buying a home -- it usually takes 20% down to land a good home mortgage loan. But history shows that home prices usually rise over time, so buying home a for $200,000 and selling it for $250,000 over a five-year time period, for example, is a reasonable expectation when investing in real estate.
Another variation of this model is to pay for advertising and then earn affiliate commissions from people who click on the ads. Years ago, when advertising on Google and Facebook was cheap, lots of people made a lot of money this way. Nowadays, it’s still possible, but it’s much more difficult, and you have to be much more sophisticated. Nevertheless, I thought I would mention it, because it’s still a viable approach, especially in certain niches.
All the hard work that I put in over the past 10 years online, and over the past 5 years on this blog in particular, is all worth it in hindsight. My blog can now easily earn a full-time income on its own without any further help from me except for monitoring the technical side of things (for which I have a tech person anyway). Of course, I don’t like leaving it alone and love setting new income goals for myself, but this is a really nice thing to have in case anything major happens in my life that takes me away from work.

It covers many of the topics discussed here from the perspective of a physician who has successfully saved and retired. Things will change everyone once in a while — if I have a big project coming up, for example, like during the recent launch of my podcast player, I was asking my wife, can you watch the kids longer?

When most hear the term residual income, they think of excess cash or disposable income. Although that definition is correct in the scope of personal finance, in terms of equity valuation residual income is the income generated by a firm after accounting for the true cost of its capital. You might be asking, "but don't companies already account for their cost of capital in their interest expense?" Yes and no. Interest expense on the income statement only accounts for a firm's cost of its debt, ignoring its cost of equity, such as dividends payouts and other equity costs. Looking at the cost of equity another way, think of it as the shareholders' opportunity cost, or the required rate of return. The residual income model attempts to adjust a firm's future earnings estimates, to compensate for the equity cost and place a more accurate value to a firm. Although the return to equity holders is not a legal requirement like the return to bondholders, in order to attract investors firms must compensate them for the investment risk exposure.
You can also resell digital products created by others. This is a good option if you don’t have the time to create an ebook or something but still want to earn passive money. Basically, you sign up for an affiliate account with someone who’s created a digital product (ebook, guide, online course, WordPress theme or plugin, etc) and build a site to promote that product. You can either sell it directly on your site or sell it via affiliate links to the primary seller’s site. If you make a sale, you’ll earn a commission.

The second big takeaway for me, was to pick a niche you know, you find interesting AND where there is demand for your product – ie willingness to buy/pay.  A lot of people only remember the first part of this 2-part formula, and end up creating a blog on knitwear for kittens.  But it’s the overlap of passion and profit that Ferriss stressed so much.
