I still don’t consider it an area of expertise. When I started Smart Passive Income, that was the month I launched my ebook for the architecture site. I didn’t consider myself an expert. It was just something no one had taught me about. People were talking about online business but not about how to automate the process, so I just wanted to create a platform to give it all away. I still don’t know everything about it, but through trial and error, I’ve learned about the process and recorded it.

But history shows that home prices usually rise over time, so buying home a for $200,000 and selling it for $250,000 over a five-year time period, for example, is a reasonable expectation when investing in real estate.

Passive income is hard to generate for one reason – the world is dynamic. Human beings, some who work with you, some who you compete against, are dynamic, and because of that, if you are to do business, you must be dynamic. In contrast to the DCF approach which uses the weighted average cost of capital for the discount rate, the appropriate rate for the residual income strategy is the cost of equity. You add the email to your newsletter sequence, so at some point in the future every person who joins your email list will be notified of the review. This is where the first part of the passive income is generated. Long after the review is written and the email is first broadcast, new subscribers are still exposed to it, driving a consistent, albeit small stream of sales (this will vary of course based on the responsiveness of your list).
I wonder what the avg number of hours/week (over a year) would be for something to be considered “passive income”. To me, it’d be under an hour a week. If I was able to earn money from something with that time investment, the hour a week would be mostly a time investment in checking on things that it’s still working and setting the course back on track.

You can publish a book in two forms: paperback and e-book. E-books are much easier to get published, and they’re wildly popular these days. They’re also convenient for the reader. Residual income is the best model for money generation. Once you master and build up one avenue, you can devote your time and money into another avenue. Eventually you start reaping the benefits of multiple residual income avenues. Enabling you to have complete financial and time freedom. I recommend to all people to build these types of asset models as they can greatly improve their life.

That’s why I think the whole concept of passive income sites are based on a fallacy that they are different somehow from any other business and any other money-making scheme. For one, you still have to put in a ton of work to make anything worthwhile. People argue that it winds up being worth it because you’ll continue to make money long after you’ve finished creating that online course or ebook or what have you, but I think that’s a faulty assumption as well.
People love talking about passive income online. But, everyone seems to have a different view on what’s passive. For me as a blogger, it means doing the work once and continuing to earn money on that work for months or years down the road with minimal upkeep. Sorry, folks. Passive income doesn’t mean getting paid for doing nothing ever. You've got to put in some effort.

Bloggers undervalue their offerings so often. It’s tragic in some cases. As someone that buys a lot of digital products, I urge you to price your offering higher than you think it’s worth. Why? Because I can’t tell you how often I buy $7 eBooks, give them a 15-minute scan and never implement a thing. $7 isn’t a big commitment to me. Now I’ve been using Swagbucks for a while and have found the money works out to just under $2 an hour so this isn’t something that’s going to make you rich. You’d have to work 2,500 hours to make $5,000 so that’s about three and a half months, non-stop. You can also resell digital products created by others. This is a good option if you don’t have the time to create an ebook or something but still want to earn passive money. Basically, you sign up for an affiliate account with someone who’s created a digital product (ebook, guide, online course, WordPress theme or plugin, etc) and build a site to promote that product. You can either sell it directly on your site or sell it via affiliate links to the primary seller’s site. If you make a sale, you’ll earn a commission.
Blogging is truly the best job in the world and I am so glad I started mine all those years ago! I am not gonna sit here and tell you that it’s EASY to create a profitable six figure blog, but I am fairly confident in saying that it’s quite common to create a blog that makes $1,000 to $2,000 per month on autopilot with a year or two of consistent daily effort.

I would factor it in as a bridge gap. If you plan to keep doing it for 5 years, count it at 100% for those years. Then look at what the compound growth of your investments would be in 5 years, and calculate based on that number. I’m doing a beta version of a new course about mini-retirements right now with 25 people. And a lot of people are in your same boat, close to FI but not quite. So we work on different ways to organize the buckets of income to fill the gap for either a gap year, or semi-retirement. And create an array of backup options. 🙂

If you are using your book as a way to establish authority in your niche then giving away your book as a free download. If you don’t want to give away your whole eBook for free, then give a few chapters to them  Again, make sure you are collecting those email addresses in exchange, so that you can follow up with a friendly email to close the sale.
One of the most popular affiliate programs is Amazon affiliates. It is very easy to sign up and you can start using it on your site right away. I set up my Amazon affiliate account around the same time I launched my blog. I didn’t make money the first year, but as my posts starting gaining views and better spots on google results, my affiliate income started increasing.

Basic marketing ability -- You will not earn a decent income from most blogs if you don't market that blog in some way. That doesn't mean you have to market aggressively or feel like you're whoring yourself out with a constant sales pitch (more on that myth later). The most important thing you'll do marketing-wise is actually completely on the back-end -- evaluating your stats, testing ad placements, and just overall optimizing the site.
