I highly recommend the following Passive Income book. This book uncovers most of the latest, important and useful techniques that a professional earner uses in his projects. It is a good reference because it shows you the techniques exactly. It's not the book with full of theories rather an instructive tutorial which involves you with the real thing.
I have posts that are heavily linked to Amazon and some that aren’t to keep things balanced out. My heavily linked posts are product guides or stuff I was searching for my kids. Some examples are: Non-toxic high chair, 20 non-toxic teething toys, and Gift for 2-3 year olds. My blog is “green” so a lot of my posts are about non-toxic products since this is what I personally look for.
If you don’t have a mailing list, then build your list pre-launch. Create a way to capture email addresses on your site and social media accounts and promise that anyone signed up to the mailing list gets first dibs on the book or perhaps a special deal. It’s also important to collect email addresses, so that you can promote future books to existing readers.

One word of advice, and something I intend to do once I have the money saved up, is to build or buy out property that can support apartments or townhomes. One tough mistake some people make is buying a pair of homes to rent out and they get a nice $2,000-$3,000 a month but that’s it. Buying a house is expensive and the rental prices keep lower income families from potentially coming to you with their money to rent. If you have an acre to work with (more or less is OK too) you should be talking to a contractor to build apartments or townhomes. You will make a little less per unit BUT your audience grows significantly because now you can have college students, single parents, older folks, etc. all able to afford your rental units AND instead of capturing one $1,000-$1,500 a month payments, you can probably charge $700 a month per unit (or more, depending on the market) and build maybe 3, 4, 5, 10 units for the price of a home or two and now you’re making something like $2,100-$10,000 a month. It all depends on what you have to invest but if you’ve got $250,000+ I’d highly suggest you talk to a bank/investor that can get you in touch with a good contractor to build on a property and get permits and take out a matching $250,000 loan (I’ve read that $500,000 is plenty to build a good amount of apartments to start) and you can fill up your apartments and make a killing every month. You’ll have more tenants to deal with but if you’re competitive with your pricing you won’t have a hard time keeping tenants or replacing them.

The Automatic Millionaire – I randomly found it in a used bookstore years ago and decided to check it out. Little did I know that it was a #1 bestseller and still well read today. I found it was an easy read and gained some valuable ideas from it. The first is that you need to “Pay Yourself First” meaning don’t invest what you have at the end of the month after all your expenses are taken out. Set aside what you’re going to invest first, then the rest of your budget should adjust to that. And then like the title suggests, automate your savings and debt payments and that will put you on the right path to being wealthy.

The truth is that you will normally have to keep your eye on things if you want it to run smoothly. I wouldn't think of a high yield savings account as a source of passive income but your savings should be getting something (less like Seinfeld syndication residuals and more like a commercial jingle residuals!). It won't make you rich but it's nice if your baseline, risk-free rate of return on cash is 1% or more. The best high yield savings accounts (or money market accounts) offer higher interest rate and there is absolutely no risk. CIT Bank currently leads the pack with the highest interest rate.
Investing in bonds: Similarly, bonds are an attractive way to engage in passive income. Over a recent 45-year period, bonds funds, as measured by Vanguard Funds, returned 7.1%. Of course, there's no guarantee that investments in stocks or bonds will always work out well, investing in them is by far the surest way to generate money through passive income.
Creating a product to sell is decidedly active, not passive. And selling other people’s products is active too when you have to build your own store and maintain inventory. I generate all of my online income through advertising and that’s passive. As long as the traffic is stable, the blog should continue to generate income. The real test will come in a few years when we take a year off from retirement to travel around the world. (It’s going to be hard work to “road school” our kid.) I plan to post twice per week, one post about travel and one refresh/rework of an older article. One year is a long time and I’m not sure how traffic will be affected by this change. I guess we’ll see what happens.

This can be a little easier said than done, but if you have a large social media following, you can definitely earn money promoting a product or advertising for a company. You can even combine this with different marketing campaigns if you are an influencer and have your own blog (advertisement + affiliate income). This is how many bloggers make money! Again, it is not 100% passive but once set up correctly and then scaled, can be surprisingly lucrative.

The holy grail indeed. The best idea I know of to recieve an as close to as possible passive income (on the net anyway) is to train affiliate marketers. Several affiliate programs have two tier payment systems so in thoery if you can train 20-30 successful affiliate marketers who sign up under your name you can get a passive income off thier hard work. But you still may need to educate and motivate them to continue to work hard. – Adam
Also: be prepared to work hard. Initially, you’ll have to work persistently on your business or website and not see any returns. Once you’ve built up your business or product to a complete level, and established connections, then you can expect to start earning money from it. (Note that not all of these ideas are businesses; some of them can be done without needing to open up a business).

I love being a blogger. One of the main reasons is that I have been able to stop exchanging time for money with the passive income from my blogs. There are only so many hours in the day. There is only so much you can earn per week in most traditional jobs. Not a fan. I want to maximize my efforts. I want to make money passively even when I'm on vacation or taking a little break.

There is no short cut to success. There is however a difference to the efficiency and methods you use to develop your ideal personal economics. Take a moment to look around and you will see countless people all working in their own way. Who is successful depends on their financial goals and if they are achieving them. What works for them may not specifically work for you.

I have had similar thoughts about the passive income model – it’s not “passive income” at all, it’s just a different business model where you do the same amount of work to build a product/service and support clients in a slightly less direct way than standard freelance/project work. There are also greater risks with the passive income model – if you are simply selling your time as a freelancer or WordPress agency, you are guaranteed to be paid for your time. Whereas you can spend months or years developing a product, service or blog in the hopes of attaining “passive income”, only to find that it doesn’t take off and you never get paid for this time. In theory the gains of a passive income business are greater as it is scalable and the amount of work doesn’t necessarily increase as you get more sales, but the risks are greater too.
The underlying idea is that investors require a rate of return from their resources – i.e. equity – under the control of the firm's management, compensating them for their opportunity cost and accounting for the level of risk resulting. This rate of return is the cost of equity, and a formal equity cost must be subtracted from net income. Consequently, to create shareholder value, management must generate returns at least as great as this cost. Thus, although a company may report a profit on its income statement, it may actually be economically unprofitable; see Economic profit. It is thus possible that a value deemed positive using a traditional discounted cash flow (DCF) approach may be negative here. This is a good solution if you maintain a blog on a regular basis and want to earn a little extra money from the endeavor. A product can appear at the beginning of a post, at the end of a post, or even within the post content. Utilize the included shortcode for faster insertion. Domain names cannot be replicated. If one is taken, the only recourse would be to approach the owner to discuss a sale. While there are other variations you could choose, sometimes owning a certain domain (especially if it is attached to your business) can be worth the premium. Often, people will scout out domain names that are still available, buy them, and then sit on them in order to sell them down the road. Fox’s book is a little outdated now, but the alternative passive income streams he mentions includes straight up blogging (with the advertising and affiliate marketing as the natural monetization strategy), but also podcasting (don’t agree with this so much as a direct revenue stream) and vlogging (video blogging / web TV, whatever you want to call it).
