I have also to note one other aspect of site-building, which is a big bore: generally you have to spend inordinate amounts of time staring at the Dashboard (the administrative side of your site), filling-in countless forms, ticking all the right checkboxes, etc. At least for me, this stifles my creative drive more than anything. As a curator of a magazine-style review site, you want to spend more time finding awesome stuff to share with your readers, not grinding through the endless data-entry panels.

5 months ago, I decided to create my own online business. I was really exacted because It was always my dream to earn cash by working from home to be able to unite my family and to retire my father that had been working as a security far away from home. I love being a blogger. One of the main reasons is that I have been able to stop exchanging time for money with the passive income from my blogs. There are only so many hours in the day. That’s why I love listening to and watching Gary Vaynerchuk. I think an easy one to start with is “Start Something That Matters.” The right mix of inspiration, motivation, and instruction. Sorry I don’t think blogging is passive income. Truly passive income comes in rain or shine – pensions, annuities, dividends, SS. In some cases, even when you are 6 feet under (for your beneficiaries). I would even venture to call it “permanent income” (as long as someone is around to collect). As someone else stated, even rental income is not truly passive since there is a fair amount of work going into keeping renters, maintenance, administrative/financial accounting, etc.

I still don’t consider it an area of expertise. When I started Smart Passive Income, that was the month I launched my ebook for the architecture site. I didn’t consider myself an expert. On a more technical note — reviews do not get duplicated — when a review for a current product already exists, it gets opened for editing (i.e. the bookmarklet informs you of that situation). Then you can proceed to remotely edit the title for that post, you can change its status from Draft to Published, and you can Trash the post (only if it is not published yet). So, shooting yourself in the foot is actively prevented. But you can try all this yourself — the plugin is free and readily available on the official WordPress Plugin Directory. All the hard work that I put in over the past 10 years online, and over the past 5 years on this blog in particular, is all worth it in hindsight. My blog can now easily earn a full-time income on its own without any further help from me except for monitoring the technical side of things (for which I have a tech person anyway). Of course, I don’t like leaving it alone and love setting new income goals for myself, but this is a really nice thing to have in case anything major happens in my life that takes me away from work.

It’s going to be a little bit tough in that I won’t be able to share the actual site here (to avoid an unfair advantage). I will say that the niche will revolve around PR writing — a specialty area for me, and one my research and experience has told me will probably monetize well (precisely the kind of thing anyone should know before starting a blog for income’s sake). I’ll hopefully find the domain name today to start the 3-month period now. I’m about to quit for lunch, so I’ll see what I can find during my lunch break and deal with the basic setup quickly.
This idea is the first one on the list, because I want to get it out of the way. It’s a good idea for earning passive income, but most people will not succeed at this. You should only attempt to do this if you’re very interested in writing, and you’re an aspiring writer. I only recommend this as residual income for people who are very talented or established writers, or who already have an audience that would buy their book.

If you’re signed up for an Amazon affiliate account, you can easily add links to products in your posts, pages, and sidebar widgets using the Amazon Link plugin. You can manually insert product links or you can use an Amazon search widget to dynamically create links for you. Residual income is the best model for money generation. Once you master and build up one avenue, you can devote your time and money into another avenue. Eventually you start reaping the benefits of multiple residual income avenues. Enabling you to have complete financial and time freedom. I recommend to all people to build these types of asset models as they can greatly improve their life.

Creating passive or residual income is the ultimate investment dream for many, and it can be achieved via real estate. In fact, savvy investors have been using real estate as a way to create residual income for decades. What exactly is residual income? Simply put, it is income that continues to be generated after the initial effort has been expended.

The underlying idea is that investors require a rate of return from their resources – i.e. equity – under the control of the firm's management, compensating them for their opportunity cost and accounting for the level of risk resulting. This rate of return is the cost of equity, and a formal equity cost must be subtracted from net income. Consequently, to create shareholder value, management must generate returns at least as great as this cost. Thus, although a company may report a profit on its income statement, it may actually be economically unprofitable; see Economic profit. It is thus possible that a value deemed positive using a traditional discounted cash flow (DCF) approach may be negative here. RI-based valuation is therefore a valuable complement to more traditional techniques.

Another benefit of investing in rental properties is the loan pay down. If you obtain a loan to buy the property, each month your tenants are paying off part of the loan. Once the mortgage on the property has been paid off, your cash flow will increase dramatically, allowing your mediocre investment to skyrocket into a full-fledged retirement program.
Start an affiliate marketing website: This passive income model works for individuals who already own a bog or website. Here, your business goal is to contact companies and offer to tout their products and services, usually for a fee or a commission, based on the number of page views you get. Studies show that more people spend time online and less watching TV or reading the newspaper. Take advantage of that leverage and earn income from the tens of thousands of companies who want to reach an audience - maybe your audience. Either reach out to companies directly or go through a site like ClickBank, which offers affiliate marketing opportunities.
The more residual income you can build, the better off you’ll be. In fact, it’s said that the average millionaire has 7 different streams of income. By creating passive income streams that generate money while you sleep, you’ll build wealth faster and diversify the ways you’re able to make money – which helps protect you from the loss of any one individual income stream.

This was by far my biggest return on investment. It took about two weeks to figure out how to format my book for paperback and get setup for Createspace, but this is nearly 70% of my revenue. It’s ironic because my e-book is $4.99 and my paperback is $14.99. I priced the paperback higher because I wanted to drive readers to the ebook, where I could update it more easily. What I learned, however, is that many of the people buying my book are parents, not students, and they are more familiar with paperbacks. There is also an incorrect perception that you need a Kindle to read Kindle ebooks.

While it’s possible to qualify with a DTI ratio that’s more than 41%, you must exceed the regional residual income requirement by at least 20%. So, if you have a family of four and you live in Michigan, your regional residual requirement is $1,003.
