One word of advice, and something I intend to do once I have the money saved up, is to build or buy out property that can support apartments or townhomes. One tough mistake some people make is buying a pair of homes to rent out and they get a nice $2,000-$3,000 a month but that’s it. Buying a house is expensive and the rental prices keep lower income families from potentially coming to you with their money to rent. If you have an acre to work with (more or less is OK too) you should be talking to a contractor to build apartments or townhomes. You will make a little less per unit BUT your audience grows significantly because now you can have college students, single parents, older folks, etc. all able to afford your rental units AND instead of capturing one $1,000-$1,500 a month payments, you can probably charge $700 a month per unit (or more, depending on the market) and build maybe 3, 4, 5, 10 units for the price of a home or two and now you’re making something like $2,100-$10,000 a month. It all depends on what you have to invest but if you’ve got $250,000+ I’d highly suggest you talk to a bank/investor that can get you in touch with a good contractor to build on a property and get permits and take out a matching $250,000 loan (I’ve read that $500,000 is plenty to build a good amount of apartments to start) and you can fill up your apartments and make a killing every month. You’ll have more tenants to deal with but if you’re competitive with your pricing you won’t have a hard time keeping tenants or replacing them.
Similar to selling advertising, the goal is usually to rank for competitive search terms, but instead of selling advertising, you endorse different products your audience might be interested in, and whenever someone you refer buys, you get a commission. It’s kind of like the next generation of Amway, except instead of referring your friends and family to buy the products, you refer strangers who visit your website.

If you’ve got a book you’re itching to write, you can still go with the traditional publishing route. (We published our first book using a traditional publisher.) Whether your book is fiction or non-fiction, a publisher can help get your book into print and onto shelves in both online and traditional book stores. This is still a good route, although it may take more work and be more expensive than some other options.
Blogging is truly the best job in the world and I am so glad I started mine all those years ago! I am not gonna sit here and tell you that it’s EASY to create a profitable six figure blog, but I am fairly confident in saying that it’s quite common to create a blog that makes $1,000 to $2,000 per month on autopilot with a year or two of consistent daily effort.

You can create videos in just about any area that you like — music, tutorials, opinions, comedy, movie reviews — anything you want . . . then put them on YouTube. Residual income is calculated as net income less a charge for the cost of capital. The charge is known as the equity charge and is calculated as the value of equity capital multiplied by the cost of equity or the required rate of return on equity. Given the opportunity cost of equity, a company can have positive net income but negative residual income.
You need to decide which machines you want to run, get the necessary licenses to operate them (you're selling items so you need to get sales licenses and whatnot from your state), buy the machines and a truck for the items in the machines, find a supplier of the products, and then finally you can secure locations. Finally, you need to service them periodically or hire someone to service them.
I do most of my work at night after they go to bed. Sometimes I can work during the day and I get a few hours to answer emails or do non-heavy brain activity, but it’s harder to do creative stuff like writing where I need large blocks of time, so I do that after they go to bed, from 8pm till about midnight or 1am. I do all my work when I can completely focus on work, and then I can completely focus on family when I need to focus on family.
Of course, you can make honst money in Internet info-products, or affiliate marketing, or other such areas where people tend to get drawn to "passive income" fantasies. But, to make real money over the sustainable long-haul, you must treat these like any other business. In other words, you must provide real value to real customers with a real need.
Just because the whole notion of passive income isn’t all that passive, doesn’t mean you can’t build monetization into your WordPress site with minimal effort. You’ll still need to participate in all of the general site upkeep tasks like writing new posts, marketing, and site maintenance, but the money-making approach you take can be quite simple and require little work on your part once set up.

​Self Publishing is mainstream today. When you purchase an eBook off of Amazon there’s a pretty good chance you’re buying a self-published book. Self-publishing is also ridiculously easy. I tried this a few years ago and couldn’t believe how simple the process was. To self-publish a book you’ll first need to write and edit it, create a cover, and then upload to a program such as Amazon’s Kindle Direct Publishing. Don’t expect instant success though. There will need to be a lot of upfront marketing before you can turn this into a passive income stream.

The Automatic Millionaire – I randomly found it in a used bookstore years ago and decided to check it out. Little did I know that it was a #1 bestseller and still well read today. I found it was an easy read and gained some valuable ideas from it. The first is that you need to “Pay Yourself First” meaning don’t invest what you have at the end of the month after all your expenses are taken out. Set aside what you’re going to invest first, then the rest of your budget should adjust to that. And then like the title suggests, automate your savings and debt payments and that will put you on the right path to being wealthy.


#2. Offer discounts: Approach bloggers in your niche and send them a copy of your book. Most Instagrammers love to receive anything that’s going to make it easy for them to create fresh content. Be sure to send them a good quality image of your book cover. Offer discounts on your ebook. Writing about business or marketing? Using case studies, or other entrepreneurs as examples in your work give you the chance to reach out to those people.

Some other parts of the book echo advice found in other bestsellers, with the section on how to create a lean startup being reminiscent of Eric Ries’ advice in Lean Startup – this by the way is one of the biggest lessons I think people new to the world of passive income need to realize…you can get started this week, with just $50, and still be on a level playing field with people who have a ton of money behind them (well, almost).
