Amazon let’s you enroll in KDP Select when you’re publishing, which lets you give away the book for free on some days. Amazon markets the book heavily and the idea is to get people to try out your book and write reviews or to buy your other paid products. I did this in the beginning because that’s what I heard was effective, but it did nothing for me. I feel there are a few lessons learned:
Those who can reap the benefits of residual income have typically put in an immense amount of effort and time in the beginning to be able to enjoy the rewards later on. Residual income, therefore, does not result in instant gratification. Those interested in earning residual income must have a lot of patience and determination to work as hard as necessary to achieve their ultimate goals of a long-standing income stream.
Fundrise – With a minimum investment of just $500, investors of all types can make crowd-funded real estate investments through Fundrise. This means you get the benefits of being a landlord without actually having to deal with owning or managing the properties yourself. Even though we own 2 rental properties, we recently began investing in Fundrise ourselves. Self-hosting -- If your goal is to earn money through your blog, this is non-negotiable. Host it yourself (and yes, that means paying for a domain registration and hosting account). Personally I recommend GoDaddy for domains and HostGator for hosting. They're the combination I use for the majority of my blogs. Why is this important? Because if you want to effectively monetize your blog, you need complete control over monetization options and access to thorough site statistics. The easiest way to guarantee access to both is to host your blog yourself.
Basic marketing ability -- You will not earn a decent income from most blogs if you don't market that blog in some way. That doesn't mean you have to market aggressively or feel like you're whoring yourself out with a constant sales pitch (more on that myth later). The most important thing you'll do marketing-wise is actually completely on the back-end -- evaluating your stats, testing ad placements, and just overall optimizing the site.
I would consider it 50% passive because the portion that generates money from ads occurs at any time. I guess you could also view it as an upfront time investment, but now that you have a following, I’d imagine a lot of the passive portion of the earnings would still come through viewers even if you decided to take some time off blogging! Reading some of the comments here though (traffic dropoff), I guess it is less passive than 50%.
What Every Real Estate Investor Needs to Know About Cash Flow – The focus of this book is making sure that you have a deep understanding of the numbers that drive a good real estate investment. The key emphasized here is that investing for cash flow is preferable to speculation. There are some great case studies in the book for those who learn well using those.
I would not have read this post now if I could’ve slept. I’m glad I read it though because I have heard how easy and fast you can make “passive” income and not have to work many times. I am not one to spend on a lot of programs but I am finally realizing how much work is involved in getting to a point where you only work a few hours a week and make a good living.
Think and Grow Rich – This classic was first published in 1937 but is still regarded as one of the best business books of all time. Why? The author, Napoleon Hill interviewed 40 millionaires to understand what made them successful. He tries to take all the wisdom from these interviews and organize it for his readers in the form of 13 principles that he believes can help anyone become successful. It’s still relevant for everyone today.
The appeal of these passive income sources is that you can diversify across many small investments, rather than in a handful of large ones. When you invest directly in real estate, you have to commit a lot of capital to individual projects. When you invest in these crowdfunded investments, you can spread your money across many uncorrelated real estate ventures so individual investments don't cause significant issues.
The Millionaire Fastlane – The author challenges the notion that the ideal life is to get a job, save slowly, retire old, and then have enough money to last the rest of your lifetime. He states that true wealth is having freedom, friends and family, and good health. His teaching has obviously rubbed off on me quite a bit. He challenges you to no longer be a consumer, but to think like a producer. Create and produce, become an entrepreneur, and that will put you on the fast lane to true wealth.

#4. Offer free download: Before you even sell, ask yourself, “What is the purpose of my book?”. If you are using your book as a way to establish authority in your niche then giving away your book as a free download. If you don’t want to give away your whole eBook for free, then give a few chapters to them  Again, make sure you are collecting those email addresses in exchange, so that you can follow up with a friendly email to close the sale.
And speaking of not selling to everyone, don’t try to create products that are trying to speak to everyone. Don’t be afraid to get specific. For example, I’m no longer buying “how to make money blogging” courses that are meant to include beginners. Why? Because I can count on 75% of the content, if not more, to be about things I’ve already done – buying a domain, setting up hosting, setting up this, that and the other thing. I’m spending money on things specifically created for people at my stage of the game. And guess what? That creates a lot of opportunity for you in creating additional courses! You can create one for the beginner, intermediate and advanced user. That's a lot of income potential.
While it sounds like an ideal income stream, there are more specific benefits of residual income. For instance, unlike a salary, someone does not need to remain tied to the same location in order to earn income. He can move halfway around the world and still make the same residual income as he would if he stayed in the same location as his business.
Finally, market your available photos. Get active in photography forums, social networks, guest posting about photography will help you a lot. You probably aren’t going to get rich selling photos online, but you can earn some extra cash passively.  Say you earn $1 per month for every image listed and if you have 50 images available for sale, you may be earning around $50 per month.
Dozens of times, especially in the beginning before I started making money with my book. I doubted whether people were going to buy it or not. I kept saying, What am I doing wasting my time here? The hard thing about building a business online and passive income is that you have to put the work in upfront, and while you’re putting in that work, you’re not getting paid for it. It’s not like traditional work where you put in X hours and you get paid for X hours. You might put in days, month, even years of work before you start to get paid. It does not happen overnight, and it takes a lot of hard work and dedication. Even after the book was sold, I had doubts.
One word of advice, and something I intend to do once I have the money saved up, is to build or buy out property that can support apartments or townhomes. One tough mistake some people make is buying a pair of homes to rent out and they get a nice $2,000-$3,000 a month but that’s it. Buying a house is expensive and the rental prices keep lower income families from potentially coming to you with their money to rent. If you have an acre to work with (more or less is OK too) you should be talking to a contractor to build apartments or townhomes. You will make a little less per unit BUT your audience grows significantly because now you can have college students, single parents, older folks, etc. all able to afford your rental units AND instead of capturing one $1,000-$1,500 a month payments, you can probably charge $700 a month per unit (or more, depending on the market) and build maybe 3, 4, 5, 10 units for the price of a home or two and now you’re making something like $2,100-$10,000 a month. It all depends on what you have to invest but if you’ve got $250,000+ I’d highly suggest you talk to a bank/investor that can get you in touch with a good contractor to build on a property and get permits and take out a matching $250,000 loan (I’ve read that $500,000 is plenty to build a good amount of apartments to start) and you can fill up your apartments and make a killing every month. You’ll have more tenants to deal with but if you’re competitive with your pricing you won’t have a hard time keeping tenants or replacing them.

I imagine blogging is like owning a business and having managers run it. You put a ton of effort to start “pushing that boulder”, now it’s rolling on it’s own. You can keep pushing it harder and watch it roll faster, or give it the occasional nudge to keep it at speed, or just walk away and passively watch it start to slow down and eventually stop/wreck.
If you are a photographer looking to diversify your income stream, putting together styled stock photo packages can be lucrative. For example, a package of 15 wedding-themed stock photos for $10. You can then market this to any bloggers or businesses who are in the wedding business for their use (photos of different engagement rings styles are super popular). Through this method, it’s possible to make a continuous stream of income off of photos you’ve taken once (similar to a licensing deal).

Residual income will continue beyond a specified earnings horizon depending on the fortunes of the industry, as well as on the sustainability of a specific firm's competitive prospects over the longer term. The projected rate at which residual income is expected to fade over the life cycle of the firm is captured by a persistence factor, w, which is between zero and one.
In my case, I tried leaving the site in “automatic” mode a few times, when I did not have the motivation to post anything new. I found that my traffic, then my revenue, quickly tanked to half of what it should be. So far this has been motivation enough for me to keep writing, when nothing else would keep me motivated. But I have no reason to believe the “passive” part of the revenue would last more than one year. I can imagine revenue progressively going down, until it does not even pay for the server costs anymore.

Then, at the end of three months from the date of the domain registration, I'll let you know how much the blog is currently earning. I'll share traffic stats (you'd be surprised how little traffic you really need in order to earn a decent start-up income). I'll share specific revenue stats (as much as I'll be allowed to based on the ad networks' policies). I'll tell you exactly what I did to get there. My goal is to show you that you can at least hit a three figure income in three months. Obviously I'm not aiming for $100 to just call it a day. I will do the best I can using as little as I can in a model that anyone can follow. Some general updates will be posted here just to let you know the project is still under way.
