I tried this myself and so have many people – I get emails all the time about this and what happens is most people spend hours and hours trying to make a free theme look nice and end up buying a paid theme just like I said. It’s funny actually! Cause they’re always like “I should have listened to you because I just wasted three days of my life.” LOL
This means that you can either jump start your passive income by investing some money in it from the start - such as paid advertisement or something of that sort, or spend a sizeable amount of time perfecting yourself and working around what you’ve got without having to spend any money. Passive income generating is by no means an easy task, and will definitely take some action to reach, but it is very, very reachable.
Investment properties: An investment property is one purchased with the sole purpose of earning revenue. It could be a commercial space you’ll lease out or a residential rental unit. Not only will this type of investment provide potential appreciation and tax benefits over the long term, but it can also provide residual income in the form of monthly rent (after expenses).
On the blog aspect, you need to keep posting regularly, otherwise ultimately your traffic will tank (and so will your revenue). That can also be outsourced to some extent: you can pay people to write for you. But your audience are not morons: if you’re open about it they might be ok with it once in a while. I would factor it in as a bridge gap. If you plan to keep doing it for 5 years, count it at 100% for those years. Then look at what the compound growth of your investments would be in 5 years, and calculate based on that number. I’m doing a beta version of a new course about mini-retirements right now with 25 people. And a lot of people are in your same boat, close to FI but not quite. So we work on different ways to organize the buckets of income to fill the gap for either a gap year, or semi-retirement. And create an array of backup options. 🙂

At some point, you have problems with scale: you need to dive into advanced sysadmin skills to maintain your server up and running, or pay to have it done. Wordpress updates, OS updates, all of this is work, sometimes heavy works when your plugins start to misbehave. Let alone the occasional drill when your site is under a DDoS attack, or just stops responding for no effing reason.
A very thoughtful list here. Another relevant book published this year is “Retirement Planning for Young Physicians” by Dr. Ralph Crew. It covers many of the topics discussed here from the perspective of a physician who has successfully saved and retired. The book adds a lot to these discussions with a focus on the importance of lifestyle choices, as well as a realistic (though sobering) view of likely future physician income trends and how to plan accordingly for retirement.
I spent about $45 on Facebook Ads targeting clicks to my book on Amazon. I paid around $0.30 CPC, and 155 clicks in total, but I couldn’t track how many sales were from Facebook, and I didn’t see ROI because I estimated 3–5 ad-driven book sales, which is at best $9 per additional sale. The other issue is that Amazon doesn’t tell you anything about who’s viewing your page or referral sources, so it’s hard to close the loop.
#2. Offer discounts: Approach bloggers in your niche and send them a copy of your book. Most Instagrammers love to receive anything that’s going to make it easy for them to create fresh content. Be sure to send them a good quality image of your book cover. Offer discounts on your ebook. Writing about business or marketing? The seller had made a bunch of wall art, digitized, and listed it on Etsy for instant download. There are other popular digital files on Etsy as well such as monthly planners. If you’re into graphic design this could be an amazing passive income idea for you.
I have posts that are heavily linked to Amazon and some that aren’t to keep things balanced out. My heavily linked posts are product guides or stuff I was searching for my kids. Some examples are: Non-toxic high chair, 20 non-toxic teething toys, and Gift for 2-3 year olds. I always knew it would take hard graft and a lot of time. I started writing three years ago, at that time, for no other reason than I wanted to put pen to paper. However, over the years my blog has developed into something I would like to focus more on and would like to monetise it. So can I ask, are there any good books or other websites etc I should be reading to help with SEO etc – I understand the basics but I now want to know more.

No two blogs are really the same. There are no rules about what you have to post. There are no rules about when you have to post. There are no rules about how often you have to post. But there are a few things that will give you a better shot at earning some real income in no more than a few months' time. Here are some of the keys to successfully earning through your own blog:
If you’re signed up for an Amazon affiliate account, you can easily add links to products in your posts, pages, and sidebar widgets using the Amazon Link plugin. You can manually insert product links or you can use an Amazon search widget to dynamically create links for you. Each link that’s created will include your Amazon affiliate ID, insuring you receive the appropriate commissions.

If you own properties, and rent them out, you will get rent checks coming in month after month, right? Right, but you still have to go out and locate the tenants, take care of utility issues and upgrades, etc. The idea of passive income is not that you have to completely do NO work, but the idea that when you set up a certain system, most of the day-to-day tasks are on auto-pilot. If you post everyday for 3 years straight, you will still get traffic in from the search engines, Yaro. As long as the ads are still on your site you will receive the passive income. This is your ‘system’. The idea of passive income is that so which you have the freedom to do something when you want to do it and you don’t have to give up working hours to go do that thing AND the money will still keep coming in. This can only happen if you set up your system.
Though it can take a while to build up enough cash to put a 20% down payment on an investment property (the typical lender minimum), they can snowball fairly quickly. The key here is to correctly project income and expenses in order to calculate cash flow (the free cash you can put in your pocket after all associated property expenses have been paid). However you have to be sure to include the cost of a property manager in your calculations unless you want to manage the property yourself. Even with a property manager, you may be required to make large repair decisions every now and then – so while this is not a 100% passive activity, you are not directly trading your time for money like traditional employment.

This idea is the first one on the list, because I want to get it out of the way. It’s a good idea for earning passive income, but most people will not succeed at this. You should only attempt to do this if you’re very interested in writing, and you’re an aspiring writer. I only recommend this as residual income for people who are very talented or established writers, or who already have an audience that would buy their book.
There are three primary types of income you might earn. Active income is your compensation from working at a job. You basically trade "hours for money." Your employer pays you an amount based on your hours worked or the sales you make while at the workplace. Portfolio income involves money you make from interest, dividends, royalties or capital gains, when you sell an asset — stock, real estate, etc. — after owning it for some period. Passive income includes monthly residuals, which represent regular income you earn, not for active participation now, but for your past achievements.
There are a couple of problems with direct investment in real estate though. It’s expensive to buy even a single property, a minimum of tens of thousands of dollars, and there’s no way most investors can build a portfolio of different property types and in different regions to protect from those risks when you have all your money in just one or two investments.
This can be a little easier said than done, but if you have a large social media following, you can definitely earn money promoting a product or advertising for a company. You can even combine this with different marketing campaigns if you are an influencer and have your own blog (advertisement + affiliate income). This is how many bloggers make money! Again, it is not 100% passive but once set up correctly and then scaled, can be surprisingly lucrative.
Another variation of this model is to pay for advertising and then earn affiliate commissions from people who click on the ads. Years ago, when advertising on Google and Facebook was cheap, lots of people made a lot of money this way. Nowadays, it’s still possible, but it’s much more difficult, and you have to be much more sophisticated. Nevertheless, I thought I would mention it, because it’s still a viable approach, especially in certain niches.
I do most of my work at night after they go to bed. Sometimes I can work during the day and I get a few hours to answer emails or do non-heavy brain activity, but it’s harder to do creative stuff like writing where I need large blocks of time, so I do that after they go to bed, from 8pm till about midnight or 1am. I do all my work when I can completely focus on work, and then I can completely focus on family when I need to focus on family.

Great post and comments. All your points in the article are spot on. My vote is Definitely NOT passive income. Launched my blog about 1 year ago without a lot of clear direction. After working with a productivity coach, we narrowed the focus (somewhat) and got rolling with more regular posts in March/April 2017. Small budget outsourcing on Graphics and SEO moved the needle a bit further. Google Adwords campaign a bit further. I just spent about 5 hours re-working a guest blog post for a food site, after already putting in at least 5 hours on the original version. Especially in the early years, there is NOTHING passive about sweat equity. Reducing the learning curve really does add real skills though, so you can hit the ground running and efficiently manage your time. Was interesting to see the vote tallies, thanks for the post.
If you have a spare bedroom, you can find a roommate or list the space on AirBnB for travelers. Having a roommate is the more passive of the two, as being an Airbnb host will require more work in the form of turning over the room between stays. This is a super painless way to earn $500 to $1,000 a month without much effort – you may even be able to cover your mortgage payment with this extra income!
I no longer count traditional publishing as passive income because after you’ve spent half a dozen years pitching agents, arguing with publishers, and having your heart broken repeatedly only to make about a dollar per book, it’s not really passive income. More like overdue income. The responsibility that traditionally published authors shoulder is much too high and the cut far too little to make this even a profitable, let alone passive, income option for most writers.
