Frequent updates -- Sometimes you just won't feel like blogging, and that's okay. Don't stress yourself out feeling like you have to stick to rigid posting schedules or that you have to post every day. Are frequent updates nice? Sure they are. But they're not always required. I mentioned my two highest-earning blogs (small business and PR) before. Both of them can go for months at a time without an update. In fact, I took an announced 6 month hiatus from NakedPR.com previously. During that break traffic nearly doubled, and income followed suit. Even here, where I try to post more frequently (even twice a day a lot of days), I see subscribers and traffic increase when I go a few days without posting. It's become pretty predictable. So go ahead. Feel free to take a break every now and then. It gives your readers a chance to catch up or dig into your archives (where some of your best content might be hidden away). Don't decide on a solid schedule up front. Play with it and see what works best for your niche and your readers.
Investing in real estate: Investing in real estate offers more passive income cash potential - but more risk - than investing in stocks or bonds. You'll need substantial amounts of cash to invest in buying a home -- it usually takes 20% down to land a good home mortgage loan. But history shows that home prices usually rise over time, so buying home a for $200,000 and selling it for $250,000 over a five-year time period, for example, is a reasonable expectation when investing in real estate.
I still don’t consider it an area of expertise. When I started Smart Passive Income, that was the month I launched my ebook for the architecture site. I didn’t consider myself an expert. The Automatic Millionaire – I randomly found it in a used bookstore years ago and decided to check it out. Little did I know that it was a #1 bestseller and still well read today. I found it was an easy read and gained some valuable ideas from it. The first is that you need to “Pay Yourself First” meaning don’t invest what you have at the end of the month after all your expenses are taken out. Set aside what you’re going to invest first, then the rest of your budget should adjust to that. And then like the title suggests, automate your savings and debt payments and that will put you on the right path to being wealthy.

I tried this myself and so have many people – I get emails all the time about this and what happens is most people spend hours and hours trying to make a free theme look nice and end up buying a paid theme just like I said. It’s funny actually! Cause they’re always like “I should have listened to you because I just wasted three days of my life.” LOL
There are three primary types of income you might earn. Active income is your compensation from working at a job. You basically trade "hours for money." Your employer pays you an amount based on your hours worked or the sales you make while at the workplace. Portfolio income involves money you make from interest, dividends, royalties or capital gains, when you sell an asset — stock, real estate, etc. — after owning it for some period. Passive income includes monthly residuals, which represent regular income you earn, not for active participation now, but for your past achievements.
Java Metals is expecting an ROE of 15% over each of the next five years. Its current book value is $5.00 per share, it pays no dividends, and all earnings are reinvested. The required return on equity is 10%. Forecasted earnings in years 1 through 5 are equal to ROE times beginning book value. Calculate the intrinsic value of the company using a residual income model, assuming that after five years, continuing residual income falls to zero.
eCourses – If I have a step-by-step process to share, I’m likely going to offer it as an eCourse. That’s something I’m working on right now. As it’s more intensive and structured than an eBook typically is I am able to put a larger price tag on this project. My funnel is getting a little smaller at this level, but there’s a high probability that many of those that purchased the eBooks are going to be interested in the eCourse.
As I was writing the lesson I realized just how complex the structure of the system I use to make money with my blog is, yet also how effective it can be once it is set up. I won’t explain everything here – it took me more than four thousand words to explain all the parts to my students in Blog Mastermind – but thanks to writing it out in detail I came to a realization. If done right, affiliate marketing on a blog can almost be passive income.

There’s always an amount of work that goes into creating “passive income” or becoming a blogger who monetizing with services and courses. Thanks for being honest about how long it can take to truly master the required skills. Frankly, I’ve done my 4+ years of undergrad and grad school and what I’ve been learning in the last 2-3 years as I’ve dug deeper into improving my copywriting and blogging skills by taking classes with yourself and other trustworthy mentors is giving me the best foundation to help me build my freelancing business and ultimately step away from my 9-5. For me, it’s all about who I work for, under what conditions, when, and for how much, rather than a “no-work-at-all” lifestyle. That’s totally unrealistic. And I appreciate you, as a well respected “Guru” yourself, for saying so!
This book is a definite must read, and in the top 5 out of this list. My favorite use for this book is to help people decide what business model to pursue – for a start anyway. ie info product v membership site v affiliate marketing. Since Joel compares them all and shows you the major challenges for each (along with how-to guides), the task becomes a lot easier.
