However, this comes back to the old discussion of pain versus pleasure. We will always do more to avoid pain than we will to gain pleasure. When our backs are against the wall, we act. When they're not, we relax. The truth is that the pain-versus-pleasure paradigm only operates in the short term. We'll only avoid pain in the here and now. Often not in the long term.
An analysis of the firm's position in its industry and the structure of the industry will be necessary to justify one of these assumptions. The third scenario is the most realistic if we assume that over time, industry competition reduces economic profits to the point at which firms begin to leave the industry and ROE stabilizes at a long-run normal level. The strength of the persistence factor will depend partly on the sustainability of the firm's competitive advantage and the structure of the industry. The more sustainable the competitive advantage and the better the industry prospects, the higher the persistence factor.
Similar to what Chris Guthrie did with his Amazon niche sites back in 2008-09, you should take every dollar you earn and reinvest it into your passive income business…pay for more content to be created, for better (and quality) backlinks to be built, to buy new niche sites etc.  At least for the first few years.  Chris did this, and it allowed him to go from $0 to $100,000 in just over 12 months.

​Affiliate marketing is the practice of partnering with a company (becoming their affiliate) to receive a commission on a product. This method of generating income works the best for those with blogs and websites. Even then, it takes a long time to build up before it becomes passive. I do most of my work at night after they go to bed. Sometimes I can work during the day and I get a few hours to answer emails or do non-heavy brain activity, but it’s harder to do creative stuff like writing where I need large blocks of time, so I do that after they go to bed, from 8pm till about midnight or 1am. I do all my work when I can completely focus on work, and then I can completely focus on family when I need to focus on family.
The term “residual income” refers to the income that someone makes after their work has already been completed. An example of residual income is the earnings an author continues to make on a book after it has been published, when fans continue to purchase copies years later. Residual income is ideal because it is money that is being earned while doing nothing in the present moment to earn that money.
As a private lender, you can lend to anyone in your social circle. For example, many home rehabbers need access to a source of capital they can tap into very quickly in order to fund the initial purchase of their properties. You can partner with a rehabber who uses your capital for a short-term in exchange for an interest rate that is mutually agreed upon.
Other policies define "total disability" as the inability to perform the duties of any occupation. Such a definition is narrower than the definition found in an own occupation policy. Under this definition, you must be unable to work in any occupation, not just your own particular occupation. However, these policies typically define "disability" in terms of your ability to engage in any gainful occupation for which you are reasonably suited based on your education, work experience, and other factors.
This was by far my biggest return on investment. It took about two weeks to figure out how to format my book for paperback and get setup for Createspace, but this is nearly 70% of my revenue. It’s ironic because my e-book is $4.99 and my paperback is $14.99. I priced the paperback higher because I wanted to drive readers to the ebook, where I could update it more easily. What I learned, however, is that many of the people buying my book are parents, not students, and they are more familiar with paperbacks. There is also an incorrect perception that you need a Kindle to read Kindle ebooks.
Under throughput analysis, the only factor that matters is the impact of a proposed investment on the ability of a business to increase its total throughput (revenue minus totally variable costs). Under this concept, the main focus is on either enhancing throughput through the bottleneck operation or in reducing operating expenses. This analysis requires a consideration of bottleneck usage by the likely mix of products to be manufactured, and their margins. This is a much more detailed analysis than is contemplated under the more simplistic residual income approach.
During the trial, Karen offered proof that she and Brad had built the business together, and that the downline was the result of their joint efforts – not just Brad’s. Karen argued that the residual income from the downline should therefore be split at a 60/40 rate on a monthly basis. Brad, on the other hand, asked the trial court to value the business. Upon valuation, the court could either allow him to buy out Karen’s share or direct that the business be sold, with the proceeds being split 60/40 between the two parties.
Insurance agents, authors, credit card processing professionals, multilevel marketing participants and actors are good examples of people who often receive monthly, quarterly, semiannual or annual residual income. For example, your job is to sell credit card processing services to retail merchants. A merchant signs a card-processing contract with your company. First, you will receive active income for making the sale. Every month thereafter, as long as the merchant stays with your company, you receive monthly residual payments based on the merchant's credit card sales volume. The more merchants you have, the higher your monthly residual income.

To create residual income, you need to create something that people will continue to buy on a regular basis long after you’ve created it. A house is a prime example of this as people will continue to pay rent for the right to live in the house. A business needs to have products that are sold over and over again rather than trading the business owner’s time for money.

Again, no leader worth her salt will be attracted to such an opportunity. And anyone you do hire to lead the value creation, if they have two brain cells, will see that she's the one adding all the value. Sooner or later she will simply find a way to cut you out of the value chain, either by requiring more and more compensation, or by going off and competing against you (and actively at that.) Why does she need you? You're not adding any value anyway!


Though it can take a while to build up enough cash to put a 20% down payment on an investment property (the typical lender minimum), they can snowball fairly quickly. The key here is to correctly project income and expenses in order to calculate cash flow (the free cash you can put in your pocket after all associated property expenses have been paid). However you have to be sure to include the cost of a property manager in your calculations unless you want to manage the property yourself. Even with a property manager, you may be required to make large repair decisions every now and then – so while this is not a 100% passive activity, you are not directly trading your time for money like traditional employment.
There is no short cut to success. There is however a difference to the efficiency and methods you use to develop your ideal personal economics. Take a moment to look around and you will see countless people all working in their own way. Who is successful depends on their financial goals and if they are achieving them. What works for them may not specifically work for you.
I know, not another piece of carefully written marketing jargon and I won’t give you some killer sales line. But truth is, I worked this out the hard way too. I started building my own online businesses to earn passive and you are not wrong it is bloody hard work! More than even I as a full time hustler never thought would be so hard, but alas it is.

His book is written in the same easy style and with the same intent as the blog – to help everyone have an understanding of real estate investing. It contains lots of practical advice and it is completely honest in saying that real estate investing is not a get-rich-quick scheme… but anyone can do it.
Then I learned about how people earn money without leaving their house, and even working from another country, and without having to spend too much time on it. This is where passive income comes into play. To be honest this hit me pretty hard the moment when I realized it - there are ways to earn money every month by doing almost nothing, and it’s not renting a house or apartment you inherited? First thing I thought when I heard this was “What can I do to make this happen, ASAP!?!”
I imagine blogging is like owning a business and having managers run it. You put a ton of effort to start “pushing that boulder”, now it’s rolling on it’s own. You can keep pushing it harder and watch it roll faster, or give it the occasional nudge to keep it at speed, or just walk away and passively watch it start to slow down and eventually stop/wreck.

If you have a spare bedroom, you can find a roommate or list the space on AirBnB for travelers. Having a roommate is the more passive of the two, as being an Airbnb host will require more work in the form of turning over the room between stays. This is a super painless way to earn $500 to $1,000 a month without much effort – you may even be able to cover your mortgage payment with this extra income!

I have also to note one other aspect of site-building, which is a big bore: generally you have to spend inordinate amounts of time staring at the Dashboard (the administrative side of your site), filling-in countless forms, ticking all the right checkboxes, etc. At least for me, this stifles my creative drive more than anything. As a curator of a magazine-style review site, you want to spend more time finding awesome stuff to share with your readers, not grinding through the endless data-entry panels.


Get your basic blog set up. This involves choosing a niche (use the Adwords keyword tool to find out if people are really searching for information in the niche first), registering a domain name, getting a hosting account, setting up your basic blog installation (I recommend WordPress.org), and choosing a theme (design). Rather than go through these steps in detail here, you can follow my instructions on getting WordPress set up over in our 30 day marketing bootcamp series for freelance writers over at QueryFreeFreelancer.com.

Draft your first five posts. I like to have a few posts ready at launch time for a new blog. Do not write a generic "welcome to my blog" post to kick it off. Blah. What does that really offer? Nothing. Put up a temporary post if the site is up pre-launch if you want to build some anticipation, but if you're ready for launch now then get right down to business.
Java Metals is expecting an ROE of 15% over each of the next five years. Its current book value is $5.00 per share, it pays no dividends, and all earnings are reinvested. The required return on equity is 10%. Forecasted earnings in years 1 through 5 are equal to ROE times beginning book value. Calculate the intrinsic value of the company using a residual income model, assuming that after five years, continuing residual income falls to zero.
I highly recommend the following Passive Income book. This book uncovers most of the latest, important and useful techniques that a professional earner uses in his projects. It is a good reference because it shows you the techniques exactly. It's not the book with full of theories rather an instructive tutorial which involves you with the real thing.

The more residual income you can build, the better off you’ll be. In fact, it’s said that the average millionaire has 7 different streams of income. By creating passive income streams that generate money while you sleep, you’ll build wealth faster and diversify the ways you’re able to make money – which helps protect you from the loss of any one individual income stream.

Not exactly, even though that’s what passive income pushers would have you believe. No, once your site goes live, you need to perform various marketing tasks like promoting your posts and interacting with people on social media, commenting on other blogs, and seeking out new promotional opportunities. Oh and any good blog out there isn’t just preloaded with content and left to stagnate. No, you actually have to write new posts, too. And even if you hire someone to write the post for you, it’s you who has to edit them, schedule them, and oversea the whole operation. All of these things are not passive at all.
 One of the great things about selling on Amazon, as opposed to eBay is that your listing on Amazon is easier to find. If you’re listing a product that’s already being sold by another seller, your entry is organized by condition and price. If you’re offering the lowest-priced listing (and you have a decent seller rating), your listing will automatically appear in the Buy Box.
There are so many great resources today at our fingertips to learn about the world of investing, business, and finance such as blogs, podcasts, and online courses. However, I feel the most tried and true method is still by reading good ol’ fashioned books. I’ve collectively spent a few hundred dollars to purchase these books, but I can tell you that they have resulted in countless dollars in savings and millions in current and future earnings. There really is no better return on investment.
I don’t make all my blogging income through them. In fact, the residual income sites make up approximately 10% of my whole writing income but that doesn’t mean they’re not worthwhile. I don’t promote a lot of my content and I don’t use the sites as much as I used to do. I also have my private writing clients who make up a good 60% of my writing and blogging income.

Fundrise – With a minimum investment of just $500, investors of all types can make crowd-funded real estate investments through Fundrise. This means you get the benefits of being a landlord without actually having to deal with owning or managing the properties yourself. Even though we own 2 rental properties, we recently began investing in Fundrise ourselves. While it’s possible to qualify with a DTI ratio that’s more than 41%, you must exceed the regional residual income requirement by at least 20%. So, if you have a family of four and you live in Michigan, your regional residual requirement is $1,003. If your DTI ratio is 43%, you now must have a residual income of $1,203 to be approved for a VA loan.
Once people find success, what commonly happens is they don’t believe that they deserve it or they believe it was accidental, and that’s crept into my head a few times. It’s a very debilitating thing. You start to doubt and you stop working and you stop believing in yourself and you stop putting as much effort in. But I also have a great group of friends who help me with those feelings, and just realizing how many people’s lives I’ve touched and all the notes I get help. That’s why I have that large 5’x5’ space on my wall with notes on it saying “Thanks, Pat,” “Thanks, Pat.” I have a folder in my inbox just for testimonials of what I’ve done — it helps me remember that I’m actually making a difference, and it’s not accidental, this success.
Amazon let’s you enroll in KDP Select when you’re publishing, which lets you give away the book for free on some days. Amazon markets the book heavily and the idea is to get people to try out your book and write reviews or to buy your other paid products. I did this in the beginning because that’s what I heard was effective, but it did nothing for me. I feel there are a few lessons learned:
The Total Money Makeover – Great book on getting your debt under control. When the average American has nearly $10,000 in credit card debt, his message is extremely relevant. While I don’t agree with everything he says, it did make me way more conscious about the power of not having any debt. After reading this, I ended up buying my next car in all cash. Blogging is not passive. For various reasons, we have not kept up with our site. Traffic has dropped way more than 50%. It can be very lucrative as you know, but it does need a certain minimum level of effort to remain so, probably in the 20-hour/wk range. Now, all things considered, that probably isn’t that bad of a trade-off, but a trade-off nonetheless.
However, depending on the policy, an individual receiving residual, rather than total, disability benefits may receive a reduced benefit or no benefit at all if her monthly income exceeds a certain percentage of pre-disability income. In some policies, in order to qualify for residual disability benefits you must first qualify for a period of total disability. You can purchase a stand-alone residual policy, known as an income replacement policy, or a total disability policy with residual coverage as a rider. The income replacement policy is generally less expensive than the total disability policy.
Writing an e-book is very popular among bloggers, as many have noted that “it's just a bunch of blog posts put together!” You will not only have to make an investment of time and energy to create the e-book, but market it correctly. However, if marketed correctly (through blogging affiliates in your niche, for example), you could have residual sales that last a very long time.
eBooks – My 7-day series could easily have been offered as a eBook for sale as opposed to subscriber bait, but my main objective at that point was getting people into my community long-term where maybe I can offer them a more extensive eBook on just one of those work-at-home opportunities a few weeks or months down the road. At that point they have seen a little of what I have to offer and are hopefully liking what they have seen enough to take the next step of becoming a customer.
Then, at the end of three months from the date of the domain registration, I'll let you know how much the blog is currently earning. I'll share traffic stats (you'd be surprised how little traffic you really need in order to earn a decent start-up income). I'll share specific revenue stats (as much as I'll be allowed to based on the ad networks' policies). I'll tell you exactly what I did to get there. My goal is to show you that you can at least hit a three figure income in three months. Obviously I'm not aiming for $100 to just call it a day. I will do the best I can using as little as I can in a model that anyone can follow. Some general updates will be posted here just to let you know the project is still under way. I hope that teaching by example will help to alleviate some of the fears some freelance writers have about blogging for residual income. Will you be along for the ride?

I wonder what the avg number of hours/week (over a year) would be for something to be considered “passive income”. To me, it’d be under an hour a week. If I was able to earn money from something with that time investment, the hour a week would be mostly a time investment in checking on things that it’s still working and setting the course back on track.

There is also an idea that we should work to build a passive income asset and then sit on the beach relaxing for the rest of our lives. The truth is that most people would get extremely bored with this scenario and will be eager to find something to do. That’s why the world’s billionaires continue to work… they love what they do and it stopped being about the money a long time ago.
One word of advice, and something I intend to do once I have the money saved up, is to build or buy out property that can support apartments or townhomes. One tough mistake some people make is buying a pair of homes to rent out and they get a nice $2,000-$3,000 a month but that’s it. Buying a house is expensive and the rental prices keep lower income families from potentially coming to you with their money to rent. If you have an acre to work with (more or less is OK too) you should be talking to a contractor to build apartments or townhomes. You will make a little less per unit BUT your audience grows significantly because now you can have college students, single parents, older folks, etc. all able to afford your rental units AND instead of capturing one $1,000-$1,500 a month payments, you can probably charge $700 a month per unit (or more, depending on the market) and build maybe 3, 4, 5, 10 units for the price of a home or two and now you’re making something like $2,100-$10,000 a month. It all depends on what you have to invest but if you’ve got $250,000+ I’d highly suggest you talk to a bank/investor that can get you in touch with a good contractor to build on a property and get permits and take out a matching $250,000 loan (I’ve read that $500,000 is plenty to build a good amount of apartments to start) and you can fill up your apartments and make a killing every month. You’ll have more tenants to deal with but if you’re competitive with your pricing you won’t have a hard time keeping tenants or replacing them.

It may sound like a daunting task, but it can be explained in a simple way. You have to satisfy a need that people have. Do people want a website that connects them to others with a similar interest? Do they want cheaper air fares? Do they want a personalized career path finder? You don’t have to create something new or ground-breaking; you can simply take existing services, and improve them in some way. Or you can create your own.
I’ve been writing about this since around 2006 or 2007 and I have a monthly article about “alternative income”, which is what I consider blogging. You could say it’s another term for “50% passive.” No one would confuse it with collecting dividends from a dividend ETF, but at the same time, you can take a week off and still earn a certain percentage or baseline of what you may earn if you wrote actively.
This aspect of maintaining a blog is different for every blogger. Some bloggers post just once per month and they don’t have to do much work on their sites. Other bloggers have a coaching business on the side or products such as books or courses. Some blogs hire out everything and the owner just have to manage the people. I’m not sure if that’s more passive or not. I guess it depends on how good you are at finding good help and managing people. There are many different approaches to making money online.
These photos don’t have to be really impressive at first sight, or mind blowing at all. Regular everyday photos of chickens, or iPads, or desks with some drawings on it get sold as well as others as you never know what someone might be looking for. Places like Shutterstock and iStock are among the best in their league as they also have the most buyers which is what you really want.
