As a private lender, you can lend to anyone in your social circle. For example, many home rehabbers need access to a source of capital they can tap into very quickly in order to fund the initial purchase of their properties. You can partner with a rehabber who uses your capital for a short-term in exchange for an interest rate that is mutually agreed upon.
That’s why I think the whole concept of passive income sites are based on a fallacy that they are different somehow from any other business and any other money-making scheme. For one, you still have to put in a ton of work to make anything worthwhile. People argue that it winds up being worth it because you’ll continue to make money long after you’ve finished creating that online course or ebook or what have you, but I think that’s a faulty assumption as well.
I say that, because I remember really taking the lessons on research and how-to writing style to heart. Implementing them saved me 100s of hours of wasted time…you know the kind of time where you spend 10 hours aimlessly searching the net for some nuggets of gold to inspire your writing on a certain topic and then 5 hours trying to write the first 2 paragraphs!
I made guest posts on other blogs/college admission websites on topics like what makes a great application or how to write a great essay. I linked to my book, and get maybe 1 sale a month that I can attribute to these blogs. It’s not great for sales, but it did help my book get ranked higher on Google searches and I met and helped out some cool people, which is nice.
I read from the publishing blogs that having a great cover and a great book summary on Amazon was critical. The job of a successful business is simple: it helps its customer solve a problem. Your customer has a need—their problem—and with your business, you’re offering them the solution. Sometimes the solution is a tool, a product they can buy; other times it’s a methodology you teach, a service you provide. Either way, your goal is clear: you need to help your customer solve their problem.
They've delegated, automated, streamlined, systematized, etc. Not with the intention of sitting on some beach somewhere for the rest of their lives and watching the checks roll in, but with the intention of freeing up their time to create even more value that they're inspired to create, either by leading that business to the next level of greatness and service to greater audiences, or by starting a new business.
The clarified order then divided Brad’s commissions into three separate categories. The first category represented the specific members and brokers that made up Brad and Karen’s downline as of their date of divorce. The second represented those new members and brokers that Brad had earned on his own after the date of divorce. The third consisted of new members and brokers that were earned by the brokers within the first category after the date of divorce.
I don’t make all my blogging income through them. In fact, the residual income sites make up approximately 10% of my whole writing income but that doesn’t mean they’re not worthwhile. I don’t promote a lot of my content and I don’t use the sites as much as I used to do. I also have my private writing clients who make up a good 60% of my writing and blogging income.
Similarly, you can also become a sponsor for a company. This is a lot more difficult to do. If you have a popular blog/website, then you can directly contact companies that sell products relevant to your niche. You can set up a sponsorship deal, where you promote their products on your website. In return, you receive either a flat-fee or a commission-based fee like with affiliate marketing.
Private equity funds: This is a collective investment fund that pools the money of many investors to invest in real estate, and real estate experts who have very stringent underwriting standards often run them. Keep in mind that these funds traditionally carry high investment minimums but can generate up to 20 percent of any profits earned (depending on the fund).
All the little bits of money you earn through those channels can make up quite a nice sum after a year or so. Remember how I said that starting a passive income business either a lot of time or some money, or a bit of both? Well, mobile apps offer the best of both worlds. With a little time and a little money you can have an app developed and on the App Store in literally a week.

There is no short cut to success. There is however a difference to the efficiency and methods you use to develop your ideal personal economics. Take a moment to look around and you will see countless people all working in their own way. Who is successful depends on their financial goals and if they are achieving them. What works for them may not specifically work for you.
This book is a definite must read, and in the top 5 out of this list. My favorite use for this book is to help people decide what business model to pursue – for a start anyway. ie info product v membership site v affiliate marketing. Since Joel compares them all and shows you the major challenges for each (along with how-to guides), the task becomes a lot easier.
