The net operating income is the amount of money that has been made once all of the person’s expenses have been subtracted from it. For instance, in order for an author to determine his net operating income, he would have to deduct the costs involved in creating the book from the amount that he earned. Designing the book cover, editing the book, and publishing the book are all examples of these kinds of expenses.
Becoming an affiliate for a company can be a great way to start earning commission by writing about their products. Mind you, this isn’t the same as getting paid to write a review, as affiliate marketing is paid by commission. However, most serious affiliate marketing programs require you to have a website, which as you’ll see will become a requirement progressively more as we go down the line.
I highly recommend the following Passive Income book. This book uncovers most of the latest, important and useful techniques that a professional earner uses in his projects. It is a good reference because it shows you the techniques exactly. It's not the book with full of theories rather an instructive tutorial which involves you with the real thing.

Investment properties: An investment property is one purchased with the sole purpose of earning revenue. It could be a commercial space you’ll lease out or a residential rental unit. Not only will this type of investment provide potential appreciation and tax benefits over the long term, but it can also provide residual income in the form of monthly rent (after expenses).
Obviously, if you’re starting from scratch and you haven’t written your book quite yet, you should think about subjects that are of interest to you. If you write about topics that you lack a passion for, you’re embedding your own boredom into your poorly-prostituted words, and no-one’s gonna go for that; regardless of how punchy you make your title.
So imagine this scenario: You get a brilliant idea for a mobile app you would like to make. You either need to know how to make it, or pay a programmer to do it instead. If you don’t have the cash, well good thing that you have a blog which earns you money through affiliate marketing commission, product reviews, as well as a the YouTube videos slowly piling up money from advertisement, and don't forget about the money from the online course and eBooks you sell.
Also: be prepared to work hard. Initially, you’ll have to work persistently on your business or website and not see any returns. Once you’ve built up your business or product to a complete level, and established connections, then you can expect to start earning money from it. (Note that not all of these ideas are businesses; some of them can be done without needing to open up a business).

I simply loved this post. I am new to online business and earlier when I went through many blogs and articles, the writers all made it seem so simple and that I would get a huge income passively in a month! But now when I have started business, I realized its too tough. Its totally a different world. Sometimes its so frustrating and depressing that I feel like going back to my old office job. Atleast I had fixed income rolling in my bank. But when I think about the bad times I had in office for doing the work that I did not like, I find online business appealing as i am doing what I want to do and what I am skilled in! But till the time, I dont earn any revenue, I am at a loosing side. I want to work hard. I want to understand all these SEO techniques and all the referral programs but that makes me lost. Its too much to do! And its all about traffic! Trying to hold on tight!
Already have something you are ridiculously good at and you actually know how to transfer your knowledge and teach the topic? You, my friend, are halfway there to becoming a course writer for some very popular websites. Online courses have become a real hit and have taken off in sense of popularity lately, as people are starting to understand more and more that it’s not always about diplomas and which school you went to.

Some of the best passive income ideas might take a little time to set up but can start cash flowing within a couple of months and will provide a consistent monthly income for years or more. One of the primary benefits of residual income is that it takes little continued effort to maintain. Passive income includes things like royalties received for creating an intellectual property such as a book, advertisement payments received for Internet traffic on websites or content you create, dividends paid on stocks you hold and rent payments. Creating residual income often takes a considerable amount of initial effort, such as writing a book or article, creating a website, buying a building and renting it out or researching and purchasing dividend-paying stocks, but after the initial effort, you receive income over time with little or no additional effort. This can allow you to pursue other opportunities while continuing to earn income based on past efforts.
As soon as you build a significant community of followers, you need to keep interacting with them on a regular basis, through comments, social media, or your site’s forum if you own one. Ultimately if that part is not interesting for you anymore, you need to hire people to do it, or find moderators, etc… to do it for free. If they do it for free, expect them to leave regularly, so you have a constant job of “hiring” ongoing.
Other than investing in mutual funds, resources and stocks, there are three main industries that will pay a residual income. They are insurance, investment brokerage and network marketing. Further breaking this down, there is really only one industry that will allow you to continue working where you are working, while developing a residual income part time and that is the network marketing industry.

Investing in rental properties: Another form of real estate investment, rental investments (i.e. becoming a landlord) could steer you down the passive income path of steady monthly rent checks that you can use to pay off a mortgage loan on the rental property. After the mortgage is paid off, those monthly checks go right into your bank account -- potentially for years to come.
This lesson of repackaging, proved transformational for my second information product all those years ago. I took a treasure trove of writing and turned it into several multimedia forms, including audio and video. I was then able to sell the course as a multimedia driven training program. It allowed me to charge 4 times the price (of an already expensive ebook), and dramatically boost conversions.
