Though it can take a while to build up enough cash to put a 20% down payment on an investment property (the typical lender minimum), they can snowball fairly quickly. The key here is to correctly project income and expenses in order to calculate cash flow (the free cash you can put in your pocket after all associated property expenses have been paid). However you have to be sure to include the cost of a property manager in your calculations unless you want to manage the property yourself. Even with a property manager, you may be required to make large repair decisions every now and then – so while this is not a 100% passive activity, you are not directly trading your time for money like traditional employment.
Fulfilled-by-Amazon (FBA) - you set up the listing of your product, but Amazon store and ship your products on your behalf. Your products get to be part of Amazon Prime (which is a major bonus). Additionally, Amazon handles your customer services: dealing with refunds or problems on your behalf. Sound good? That’s why it’s the most popular option for total beginners.
One word of advice, and something I intend to do once I have the money saved up, is to build or buy out property that can support apartments or townhomes. One tough mistake some people make is buying a pair of homes to rent out and they get a nice $2,000-$3,000 a month but that’s it. Buying a house is expensive and the rental prices keep lower income families from potentially coming to you with their money to rent. If you have an acre to work with (more or less is OK too) you should be talking to a contractor to build apartments or townhomes. You will make a little less per unit BUT your audience grows significantly because now you can have college students, single parents, older folks, etc. all able to afford your rental units AND instead of capturing one $1,000-$1,500 a month payments, you can probably charge $700 a month per unit (or more, depending on the market) and build maybe 3, 4, 5, 10 units for the price of a home or two and now you’re making something like $2,100-$10,000 a month. It all depends on what you have to invest but if you’ve got $250,000+ I’d highly suggest you talk to a bank/investor that can get you in touch with a good contractor to build on a property and get permits and take out a matching $250,000 loan (I’ve read that $500,000 is plenty to build a good amount of apartments to start) and you can fill up your apartments and make a killing every month. You’ll have more tenants to deal with but if you’re competitive with your pricing you won’t have a hard time keeping tenants or replacing them.
Some of these lists are available via the official Product Advertising API, but many of them are not. Being able to use any of the features listed above (and some more) to find and review a product that precisely matches the focus of your particular niche site, seems like a surefire way to build an interesting review site and to grow your following. That’s why it seems natural, that a true curation plugin should work on an item-by-item basis.
Residual benefits are typically calculated as a percentage of both the policyholder’s loss of earnings and the benefit that the policyholder would receive if he or she was unable to work. For example, say a worker who has a disability policy sustains an injury that prevents him from working full-time. The worker is physically able to be on the job part-time, and is able to earn 60% of the amount that he used to earn. The disability policy pays out $1,500 a month as normal benefits. The residual benefit is calculated by taking the amount of income loss (which is 40%) and multiplying it by the normal disability benefit of $1.500. The resulting residual benefit comes to $600 a month (40% x $1500).
Start Something That Matters – Book by Blake Mycoskie, founder of Toms shoes. It’s a great intro to the world of social entrepreneurship. For those who don’t know what Toms is famous for, they donate a pair of shoes for every shoe sold. In a nutshell, this book has strategies on building businesses, a heavy dose of inspiration, and ultimately makes you feel like it’s possible that your one idea could change the world.
Speaking of audience, there’s a lot more I can do here. I can create an email list for buyers to join, and I can also publish other books and attempt to cross sell. I decided not to because I don’t want to do more in the college admissions business. The best resources are free and I’ve routinely turned down offers for college consulting or essay review because I don’t think I’ll be adding much value there.
Then, at the end of three months from the date of the domain registration, I'll let you know how much the blog is currently earning. I'll share traffic stats (you'd be surprised how little traffic you really need in order to earn a decent start-up income). I'll share specific revenue stats (as much as I'll be allowed to based on the ad networks' policies). I'll tell you exactly what I did to get there. My goal is to show you that you can at least hit a three figure income in three months. Obviously I'm not aiming for $100 to just call it a day. I will do the best I can using as little as I can in a model that anyone can follow. Some general updates will be posted here just to let you know the project is still under way. I hope that teaching by example will help to alleviate some of the fears some freelance writers have about blogging for residual income. Will you be along for the ride?
Get your basic blog set up. This involves choosing a niche (use the Adwords keyword tool to find out if people are really searching for information in the niche first), registering a domain name, getting a hosting account, setting up your basic blog installation (I recommend WordPress.org), and choosing a theme (design). I say almost because in truth you still need to do something in order to keep sales coming through. That something is usually write new content to keep the blog active. Without activity, eventually the flow of traffic will cease. It might take a long long time, especially for blogs in a high authority position with firm rankings in the search engines, but eventually, a blog with no new content stream will die…at least I think it will (I often wonder whether a blog like Steve Pavlina’s would ever die given the eternal nature of his blog posts – I think the search engines and all those incoming links might continue to send him traffic for a long, long time).

(Of course, you can also always get passive income by buying-and-holding US Treasuries, which are paying out around 4.2%. The BLS just reported inflation at 3.6%. No one's going to get rich with that level of passive income net of inflation. And according to Shadow Government Statistics, the real rate of inflation you and I are actually experiencing---including at the grocery store checkout line, at the gas pump, and at the doctor's office---not the massaged statistics the government puts out, is actually much higher, perhaps up to 11%. People love talking about passive income online. But, everyone seems to have a different view on what’s passive. For me as a blogger, it means doing the work once and continuing to earn money on that work for months or years down the road with minimal upkeep. Sorry, folks. Passive income doesn’t mean getting paid for doing nothing ever. You've got to put in some effort.
The term “residual income” refers to the income that someone makes after their work has already been completed. An example of residual income is the earnings an author continues to make on a book after it has been published, when fans continue to purchase copies years later. Residual income is ideal because it is money that is being earned while doing nothing in the present moment to earn that money.
Insurance agents, authors, credit card processing professionals, multilevel marketing participants and actors are good examples of people who often receive monthly, quarterly, semiannual or annual residual income. For example, your job is to sell credit card processing services to retail merchants. A merchant signs a card-processing contract with your company. First, you will receive active income for making the sale. Every month thereafter, as long as the merchant stays with your company, you receive monthly residual payments based on the merchant's credit card sales volume. The more merchants you have, the higher your monthly residual income.
The job of a successful business is simple: it helps its customer solve a problem. Your customer has a need—their problem—and with your business, you’re offering them the solution. Sometimes the solution is a tool, a product they can buy; other times it’s a methodology you teach, a service you provide. Draft your first five posts. I like to have a few posts ready at launch time for a new blog. Do not write a generic "welcome to my blog" post to kick it off. Blah. What does that really offer? Nothing. Put up a temporary post if the site is up pre-launch if you want to build some anticipation, but if you're ready for launch now then get right down to business.

Blogging income is no more passive income than a writer who writes books for a living. You might get money rolling in during times that you’re not working, from income generated from the work that you already did… but you have to work to make the money. Nobody pays you during the 20-30 hours per week spent writing/researching. The money comes after the work is published. It’s definitely not passive.
